What Will 2018 Bring for SWFL Real Estate

Recently, we reviewed how real estate in Southwest Florida was impacted by events in 2017. With a phenomenal year of growth, but also with challenges like Hurricane Irma, it was a year that can be difficult to compare to previous ones. Still, it represented an exciting time in our piece of paradise, from the increase in real estate values in many areas to bringing the community together in a serious way.

But right now, in addition to asking me how 2017 was for real estate in Southwest Florida, there’s another question people have for me. And that’s what 2018 might bring. Now, it’s impossible to say exactly what the future holds. Yet, after decades in the real estate business, you definitely get a sense of where trends might be headed. So, let’s take a look at what 2018 might hold for local real estate.

We will see an influx of residents from higher tax areas

As new tax regulations come to fruition across the nation, it will likely drive more people to consider real estate in Southwest Florida. Truthfully, this has been the case for a number of decades; however, in 2018, we expect the trend to accelerate quite significantly.

Areas of Florida and SWFL will become even more walkable

In recent decades, in Florida generally and in Southwest Florida in particular, areas have been popping up that are incredibly walkable. As spots like Downtown Fort Myers and the core of Cape Coral continue to attract new businesses and more amenities, we’ll likely see more of this factor into 2018.

Our upscale amenities will grow and grow and grow

On that note, let’s talk amenities. Our area is starting to get a reputation for ones that are upscale, but affordable. Whether you love shopping our prime outlets or you enjoy dining by the water, the list of amenities has grown in recent years. And with the influx of new residents, we expect to see even more growth in this area.

Southwest Florida will continue to get younger and more professional

When people think of Southwest Florida and our state, they often think retirees and snowbirds. And while it’s certainly true that our area is perfect for those demographics, things are changing. Southwest Florida will probably continue to attract Millennials in search of affordable, relaxing living opportunities as they are priced out of larger metros.

Career opportunities will increase throughout our area

As more and more businesses decide that Florida offers many benefits, we’ll also likely see career opportunities skyrocket. This has been a subtle trend over the past few years, but we see signs of it getting bigger, instead of smaller, as we go into 2018.

The Records Results team will have another incredible year

Every year, I like to think about all the possibilities that are ahead for Southwest Florida real estate. For one, my team has truly risen to the occasion for 2017. And in 2018, I expect we’ll have another outstanding year as our area’s expert real estate team.
