<p>For Cape Coral, the heart of the city is an area that is often sought-after. In fact, even the North Cape is climbing in value year-over-year. So, when I saw this attractive property just seconds from the water, you know I added it to my list to check out. With 2 beds and 2 baths, it’s an affordable property with a charm all its own, especially in how it feels like it’s in a little slice of paradise. And I love the pool! Of course, the stainless steel and granite are attractive, but this property has lots of untapped potential at a fair price.</p>
<p><strong><a href="https://www.zillow.com/homes/for_sale/FL/43589602_zpid/">Up-and-Coming in Southwest Florida</a></strong></p>
<p>Now, let’s switch over to another part of Southwest Florida that’s only starting to get more attention. In and around Charlotte Harbor, there are several areas that are possible hot spots for the future. Why is this so? Well, with Sarasota, Fort Myers, and further north, St. Petersburg, growing in amenities, people are seeking out super-affordable areas that allow access to <em>all</em> of it. And Punta Gorda is just such a place. This property is very affordable and looks well-cared for, which I like a lot. And over time, it’s possible to see substantial gains in value as this area increases in attention. And it’s near to the water too!</p>
<p><strong><a href="https://www.zillow.com/homes/for_sale/FL/47608623_zpid/14_rid/">Simple, but Upscale Living in Sarasota</a></strong></p>
<p>Finally, let’s shift gears just a little bit. This modest, but attractive condo is in one of Sarasota’s most sought-after areas. And after having visited Lido Key and St Armand’s Circle, this is an area that attracts plenty of people, but stays off the radar in Southwest Florida. This property, of course, is right in the center of it all and for a price that’s perfect. For truly living in paradise, I’d bookmark this one to tour in person, especially if you’re considering retiring to our area.</p>

<p>Every month, we’ve been touring properties together in Southwest Florida. And not just any properties… real properties that you can buy <em>right now</em>. For my clients, I value balancing the data against what we’re seeing in neighborhoods throughout our area. What that means is that my team focuses on trends, but also ensures we’re identifying opportunities within those trends.</p>
<p>And for July, we have 2 more Southwest Florida properties for you. Each of these properties caught my eye for different reasons. But each represents a possible opportunity. Of course, you’ll still want to view them in person to get specifics (and I’m always happy to tour a property with you to provide you with expert advice). Still, they provide a good jumping off point to see just where the Southwest Florida real estate market is <em>today</em>.</p>

With 4 bedrooms and 2 baths, this Southwest Florida property definitely got my attention. And it’s close to the water too! The truth is that Cape Coral, affectionately known as “the Cape” by locals, has tons of water access. This means that you can enjoy plenty of our area amenities right in your own backyard. But I also love that this property is right outside Downtown Cape Coral. It’s also just a short jump to Sanibel too.</p>
<p>This home also has attractive terrazzo flooring, which is coming back in style. Also, the kitchen has been updated, it has lots of windows, and a spacious lot. Granite countertops? Yes, please! What’s not to love? The property also has a certain quaint appeal to it that I really love as well. And at this price, you know you might be looking at a deal. Might be worth an in-person look!</p>
<p><strong><a href="https://www.zillow.com/homes/for_sale/fsba,fsbo_lt/71032748_zpid/">A Possible Diamond in the Rough</a></strong></p>
<p>For first-time homebuyers or investors, you might be tempted to overlook this property at first glance. After all, from the pictures, you might be asking if there’s anything special about it. Well, that’s a great question. In how many other metro areas can you get a 3-bedroom home near beaches and other outdoor activities, and all under $150,000?</p>
<p>As central Cape Coral is seeing rising value, more and more people are starting to turn their eye toward this part of town too. But let’s talk about the property itself. With a creative mind and a touch of attention, this property could really shine. As I look over the pictures, I’m imagining all the possibilities &#8211;  and there’s plenty of them! These are the sorts of lower cost properties I look for, in possible up-and-coming areas, where smaller enhancements can transform the home completely.</p>

<p>If you’re looking at Southwest Florida real estate, you might wonder what the real difference is between the various metro areas. The great thing is that our region is incredibly diverse. Whether you want to live the quiet island lifestyle or be in the middle of it all, you have choices.</p>
<p>But because our region is also spread out, it can be challenging to explore the area, even if you’re located within the state. With that in mind, I wanted to provide you with a quick breakdown of our different major metros and how each differs slightly from the others. This way, you can have a planning resource when it comes to which area might work best for you when it comes to Southwest Florida real estate.</p>
<p><strong>Bradenton and Sarasota</strong></p>
<p>The Bradenton-Sarasota area is located in the northern part of SWFL and gets a lot of attention for beaches like Siesta Key. In reality, there are several hidden spots here that make beach-going some of the best in the world. Equally true, however, is the fact that this SWFL metro has solid fine art offerings, a budding downtown, and a hip village of the arts. My favorite aspect about this metro is that you have excellent amenities, while still being close to St. Petersburg and Tampa.</p>
<p><strong>Cape Coral and Fort Myers</strong></p>
<p>A little further south, the Cape-Fort Myers metro is the place to be if you’re looking for remarkably affordable real estate. Still, there’s a reason that Cape Coral, known locally as “The Cape,” is famous for properties with water access. We’ve even been called the Venice of the South because we have so many canals where you can enjoy boating and other watersports. But we also have a downtown of our own in Fort Myers that’s starting to get more and more attention as well.</p>
<p><strong>Sanibel and Captiva</strong></p>
<p>While Sanibel-Captiva isn’t exactly a SWFL metro in and of itself, it has a feel that keeps it distinct from the Cape Coral and Fort Myers area. Plus, it’s defined by a different lifestyle that’s quieter. In fact, on both islands, there are a number of upscale properties and vacation rentals that are worth looking at. While there are jobs on both islands, this area is more geared toward relaxation for most people.</p>
<p><strong>Naples</strong></p>
<p>Finally, we have the Naples area, which is considerably large all on its own. What’s special about Naples? In addition to luxury properties, the area has access to world-class outdoors in the Everglades and the Ten Thousand Islands. There’s also several good golf courses, amazing beaches, and a few other attractions. Although all our areas are good for retirees, I like to mention this one as a special consideration if the area is of interest to you.</p>

Not only that, but each of them has their own charm, and even their beaches are different. Yet, one fact remains: if you want waterfront property, you can’t beat Southwest Florida. And today, we’re going to see a number of areas that might work for you!</p>
<p><strong>Cape Coral</strong></p>
<p>For Southwest Florida real estate, Cape Coral offers an incredible amount of access to the water. With endless miles of canals, it has been called the Venice of Florida. Many of the neighborhoods also offer affordable real estate as well, especially for boat access.</p>
<p><strong>Captiva Island</strong></p>
<p>On the other end of the waterfront spectrum is Captiva Island. This quaint and quiet island offers real estate primarily in the luxury market. And when you see the views… well, let’s just say that you’ll have some of the best and most pristine beaches in the entire world at your doorstep.</p>
<p><strong>Bradenton Beach</strong></p>
<p>Going back to more cost-effective Southwest Florida real estate with waterfront property, let’s talk about Bradenton Beach. This area isn’t often talked about but has a lovely beach with numerous properties along its shores. But the prices for many properties that are close to the water is reasonable. You’ll find a slower pace in regards to lifestyle here, if that appeals to you.</p>
<p><strong>Charlotte Harbor</strong></p>
<p>But let’s take a look at truly affordable local waterfront property. The price range for the properties in this area is very affordable, and many of the homes have tons of potential. And this area is one that people are starting to talk about more and more. In fact, I’m fielding questions from investors in this area on a more regular basis, and it may be one of those to take a look at for upcoming value.</p>
<p><strong>Burnt Store Marina</strong></p>
<p>And a short jump from Charlotte Harbor, along the same bay, you’ll find Burnt Store Marina. Another area that’s getting increased exposure, this spot is one of my favorites. As a waterfront community, it offers access to the harbor from some of the properties. And it doesn’t hurt that there’s a golf course in your own backyard either!</p>
<p><strong>Fort Myers Beach</strong></p>
<p>Finally, this choice for local property is great for its range of options. Of course, as you can imagine, it has countless properties with views of the water. And for savvy buyers, you can even find cute homes at a value in this area that’s getting more attention recently. What I love about this waterfront community is that the beaches are beautiful, and there’s plenty of places to grab a bite or just have fun.</p>

<p>In recent weeks, we&#8217;ve been looking at how our slice of paradise has a wealth of amenities. And when it comes to Southwest Florida real estate, you get access to it all. For this week&#8217;s article, we&#8217;re getting a taste of what our area offers on the food and dining scene.</p>
<p>Of course, when you think of Florida, you might not think of a budding food scene. But in reality, from Marco Island to Sarasota and Fort Myers to Naples, our region has a number of hidden gems that dish up truly tasty food. Over the years, we&#8217;ve developed an interesting, electric mix of food options that are well-worth checking out.</p>
<p><strong>Ford&#8217;s Garage</strong></p>
<p>Okay, I have to start with this local, home-grown favorite. With a few locations (and more on the way), this restaurant is known for being special. Based around one of our historic snowbirds, Ford&#8217;s Garage has food that is down-to-earth, but upscale at the same time. It also doesn&#8217;t hurt that their locations are decked out like a hip throwback to everything automotive and industrial.</p>
<p><strong>The Columbia</strong></p>
<p>Located in St Armand&#8217;s Circle, the Columbia is known throughout Southwest Florida (and Florida in general) as a place to get a nice meal. With a fresh ambience and a solid lunch and dinner menu, this choice has been getting singled out for its food since 1905. People also love to talk about how amazing the sangria is at this one. By far, one of my favorites.</p>
<p><strong>Made</strong></p>
<p>With a bold, trend-setting name like “Made,” this restaurant lets you know you&#8217;re in for a treat. And with a Modern American approach, it&#8217;s up there with some of the best places in Southwest Florida to grab a bite. If you&#8217;re looking for real estate in Sarasota, you&#8217;ll be happy to know that this choice has been recognized by local media numerous times. I definitely recommend checking out their brunch menu.</p>
<p><strong>The Bevy</strong></p>
<p>Located in Naples, Florida, this one has a catchphrase that I just love: Sip and Socialize. This one is special because the menu isn&#8217;t just your run of the mill menu. First of all, in dog-friendly Southwest Florida, they have their own dedicated dog menu. That&#8217;s not something you see every day. At the same time, their dinner and brunch menu offers dishes like deviled oysters, crispy pork belly, and lamb.</p>
<p><strong>Ario</strong></p>
<p>On Marco Island, Ario is the steakhouse that people know. Whether you want a porterhouse or simply a decent selection of wines, this restaurant is tops in the lower area of Southwest Florida. It&#8217;s equally as good if you&#8217;re grabbing lunch or dinner and the drinks are absolutely delicious.</p>

But when it comes down to it, there are several areas of SWFL real estate that are becoming trending spots to enjoy. And these 3 additional choices represent that same balance we saw recently between amenities, cost-effective pricing, and enjoyable lifestyles.</p>
<p><strong>Downtown Fort Myers for Vibrant Amenities</strong></p>
<p>If you live in the general Southwest Florida area, you may have had a chance to spend time in Downtown Fort Myers. Over the past 5 years, this little downtown has continued to grow and flourish, with plenty more on the way. And what I love best about this is the additional amenities beyond just the dining (though the dining is excellent too). For example, the Edison and Ford Estate is right down the road, as is the Caloosahatchee River. This trending spot is definitely worth a look for being at the center of it all, but with a smaller city feel to it.</p>
<p><strong>Central Cape Coral for Quiet but Fun</strong></p>
<p>Now, central Cape Coral has always been a bit of a hot spot for SWFL real estate. When you see just how much access our properties have to the water, you&#8217;ll be amazed. But there&#8217;s something else that&#8217;s been taking place in this spot over the past few years. Our smaller downtown core is starting to really re-vitalize, and more people are seeing how this area will be up-and-coming in the next few years in terms of amenities. Still, the cost of real estate, especially if you look just a bit further in northern Cape Coral, is equally amazing.</p>
<p><strong>Sanibel Island for Growing Upscale Living</strong></p>
<p>In our area, Sanibel Island is another one of those “best-kept secrets” that people love. We&#8217;ve mentioned it before as a consideration for but this year will likely be even bigger for Sanibel. That&#8217;s because the island is an incredible mix of upscale living, paradise retreat, and quaint places to eat and drink. Now, there are many properties in the millions on the island. But if you know the area well, like my team does, there are occasionally a few lots that are more affordably priced. And there&#8217;s a good chance this year Sanibel will truly enjoy even more attention.</p>

<p>Witnessing the sunset on the water every day is a real privilege.  In fact, you can find plenty of people doing exactly this on any given day. <p>A little further north, in upper Southwest Florida, the Manatee River Holiday Boat Parade transverses the Manatee River in holiday style. This one is on Dec. 9th and offers several viewing locations on either side of the river.</p>
<p><strong><a href="https://www.sarasotachristmasboatparade.com/">Sarasota Holiday Boat Parade of Lights</a></strong></p>
<p>In Sarasota, the official boat parade of lights is especially popular. This may be because of the competition and trophy that&#8217;s given to the winner. The trophy remains displayed at one of the area restaurants. There&#8217;s also cash prizes as well, which brings out the friendly competition in all the boat owners. Check it all out on Dec. 9th.</p>
<p><strong><a href="https://venicechristmasboatparade.com/">Venice Christmas Boat Parade</a></strong></p>
<p>On the first Saturday in December, the Venice Christmas Boat Parade takes to the waters. What should you expect? Lights, palm trees, waterways, and seaworthy vessels! This parade is a bit more lowkey for those of you looking for one that might be quieter, but still fun.</p>
<p><strong><a href="https://puntagordaboatparade.com/see-the-parade/">Punta Gorda Boat Parade</a></strong></p>
<p>This one boasts being the biggest one in the area. And the organizers do everything they can to make that happen. One thing that I love about it is the fact that it&#8217;s the Saturday before Christmas Eve, which makes sure you&#8217;re truly in the mood for the holidays.</p>
<p><strong><a href="https://www.facebook.com/events/1614590718845710/">Gasparilla Holiday Boat Parade</a></strong></p>
<p>For this island-style boat parade, you&#8217;ll be able to catch the boats traveling from the bayou and to Boca Grande. As a local attraction, this one is also worth checking out if you&#8217;re looking for fun, but on the quieter side.</p>
<p><strong><a href="https://www.come-to-cape-coral.com/christmas-boat-parade.html">Cape Coral&#8217;s Holiday Boat &#8211; Along</a></strong></p>
<p>On Dec. 16th, you can enjoy the Cape&#8217;s official holiday boat parade. Now, I might be a little biased, because this one is in our own backyard for my SWFL real estate office. But because the Cape is known for its endless waterways, you can imagine that it&#8217;s extra special.</p>

<p>Also on Dec. 9th, the Naples boat parade has an exciting theme for this year&#8217;s parade: The Canals are Alive with the Sound of Music. We&#8217;re all looking forward to how big this one turns out to be.</p>

<p>While it’s still growing, the Tiny House Movement has been picking up steam in the past decade. And when you see some of the homes, you may be surprised. In addition to incorporating interesting design, they also capture an alternative way of life that is appealing to more and more Americans. Yet, there are several myths that have persisted about this trend. As we’re about to find out, the movement is bigger than any one-size-fits all approach.</p>
<h3><strong>A Tiny House Must be on Wheels</strong></h3>
<p>Even though some tiny home models may be on wheels, there’s nothing that says they can’t be more permanent structures. In fact, while you may want a home that allows you to travel more, there are numerous tiny homes that are designed to stay put in paradises like Southwest Florida.</p>
<h3><strong>Every Model is Cheaply Made</strong></h3>
<p>With a strong sense of DIY and financial freedom, the tiny house movement can give the perception that it’s all about cheap. However, nothing could be further from the truth. In fact, the movement is all about saving in one category, so you can enjoy another that you value more. For example, there’s nothing that says you can’t put a tiny home on a lovely piece of property with a waterfront view.</p>
<h3><strong>Tiny Homes are Too Tiny to Live In</strong></h3>
<p>Because everyone’s lifestyle is different, it’s impossible to say whether a home is “too tiny” or not. After all, what may be true for one family might be completely different for another. And as this movement has grown, it has shown that “tiny” can be just as much a great home as a huge home.</p>
<h3><strong>Most Communities Ban Tiny Houses from their Area</strong></h3>
<p>Although you’ll want to understand your area’s laws and codes, many communities welcome tiny homes. In fact, right here in Southwest Florida, Cape Coral changed some of the coding regarding home size. And as the movement grows even more, it’s likely that more cities will update their standards to match changing lifestyles.</p>
<h3><strong>Tiny houses are always off-the-grid</strong></h3>
<p>Sure, if you have a tiny home, you might be particularly conscious of your environmental impact. Maybe you even want solar panels and your own well. Still, many tiny homes are fully connected to the grid and may even be in major metropolitan areas.</p>
