As an investor in Fort Myers area real estate and as a Realtor, I keep a close eye on market changes as they develop. This provides not only the benefit of knowing the general direction of our market but also helps provide insight into how the area may further develop. Whether we’re talking about home prices in Lehigh Acres or new shopping amenities near Sanibel Island, the details matter. In fact, in many cases, they can mean the difference between seeing an opportunity in waiting or overpaying for a property.
So, this month, when 104 acres were purchased on the corner of Embers Parkway for a new development, my attention was immediately on Fort Myers. With our market showing extremely positive signs of growth, this new construction is another piece of the puzzle into our current market cycle. And today, we’ll see what’s in store and what it means for Fort Myers area real estate.
Who is Forge Development Group?
The developer who’s purchased the property, the Forge Development Group, is located in Pennsylvania. Currently, they’re working with the city to iron out all the details behind the new development. A quick look at the company’s website will give you an idea of who they are and their general approach to developing. In addition, they also have another on-going project in Naples at Radio Road. The group also provides a number of services and has an interesting portfolio of developments. As a Realtor in the area, I look forward to seeing their experience in action as this project gets going.
What will the new development consist of?
But let’s talk details. After all, for Fort Myers area real estate, this factor is what is most important. The new development is just to the east of Mariner High School. For those of you who are local, this new development is right off of NE Pine Island Rd and represents a property that’s been in the works for nearly a decade. Now, with Forge at the helm, we’ll likely see an additional 1,300 units of multifamily development. This vision will rely on re-zoning that’s in the works, but which will greatly increase the property’s residential use.
What does this development mean for Fort Myers area real estate?
For Fort Myers area real estate, we continue to see certain areas attracting more attention. Whether that’s investment moving into Lehigh Acres or more new construction for the North Cape, the market is definitely picking up the pace for the general area. With this development in the works, we’re seeing the acceleration of a trend toward northern properties in the Cape and additional new construction. I’m even seeing more interest going even further north in the coming years, which bodes well for additional value, but at affordable prices.
