Investment Opportunities in Southwest Florida Real Estate

As one of the foremost experts in Southwest Florida real estate, I’m fielding more and more questions lately about investing in the area. As prices soar in places like New York City and San Francisco, plenty of people are looking for alternatives. And this is as much true whether you’re looking for a rental property or a vacation home.

So, today I wanted to talk about several areas in our region that are seeing increased attention. Now, each of these has their own appeal in terms of investment opportunities. They each also have their own potential and factors to consider when determining which one is right for you.

Lehigh Acres

As part of the Fort Myers metro area, Lehigh Acres is one area that’s starting to see a renewing of investor interest. And it’s not hard to see why. Properties in the area are incredibly cost-effective, with many coming in under $150,000 and even less than $100,000. With its proximity to amenities in Fort Myers, it also likely represents the next area of general investor potential.

Port Charlotte

Located a little to the north of Fort Myers, Port Charlotte is a quieter community that has been known as a favorite retirement area for many years. However, while plenty of people still retire to this area, it’s also the next spot that investors in Southwest Florida real estate are looking. This is because, as Cape Coral has expanded and grown, even into North Cape Coral, investors continue to look for increased value and affordability. And the Port Charlotte area definitely has that potential.

Ellenton

With shopping nearby, waterside access close-at-hand, and more, the area surrounding Ellenton is also another spot to keep your eye on. Although the inventory is somewhat lower for investment properties in this location, occasionally outstanding properties become available. And with future plans in the works, it’s one area I haven’t forgotten about.

Bradenton

And across the way from Ellenton is a city that I love to point out for its investment potential. As we continue to see healthy indicators in the Southwest Florida real estate market, this spot is seeing more investors looking its way. With close proximity to the popular amenities in Sarasota and St. Petersburg, it also has a solid inventory of affordable investment properties.

Fort Myers Beach

Finally, let’s look at one more area near Fort Myers, and that’s Fort Myers Beach. I’ve highlighted this spot before, and I love to point out that it has a lot going for it. First of all, the ability to visit one of the best beaches in the world certainly doesn’t hurt. Now, this area is also greatly different from our other choices on this list. In fact, it’s not uncommon to see properties go for a million dollars. So why am I including it? The reality is that, for beachfront properties, this spot is an overlooked part of the investment picture along our coast, from Tampa Bay to Marco Island.
