From all over the country, I’m fielding more and more questions about affordable real estate. And this makes total sense given the regional markets throughout the United States. You need look no further than places like New York, San Francisco, and many more to see how cost-effective housing is on the minds of many people.
On the other side of the conversation, however, are the areas that offer extraordinary value. Because Southwest Florida is just such a market, we’re getting increased attention. And for good reason: our real estate remains affordable, even as it continues to gain value. But for all of you who have been asking which areas around Fort Myers are especially cost-effective, look no further than these 4 areas.
Northeast Cape Coral
Over the decades, Cape Coral has become one of the hottest places for Southwest Florida real estate. And you can probably guess the reason. With as much waterway access as Venice, Italy, it remains a favorite among anyone who owns a boat. And with the Caloosahatchee River and the surrounding areas, you also have access to some of the best fishing in the entire world. Well, as recent values have continued to climb along the southeastern side of the city, as well as the more central area, northeastern Cape Coral is becoming the next place to look for affordable property.
Lehigh Acres
Although we’ve discussed Lehigh Acres in the past, it’s worth mentioning here for a few other reasons. First, the area is large and diverse, offering up more rural properties at its edges, but also SWFL real estate throughout its area that’s only a jump away from Downtown Fort Myers. Property is incredibly affordable in just about every part of Lehigh, so we’re sure to find several properties that meet your needs.
The Gateway Area
Around Pinewood Lakes and the surrounding areas, you can also find homes that are lovely and cost-effective. One of the big perks to this area, in addition to its proximity to Downtown Fort Myers is Gateway Golf club. If you’re interested in golfing and buying Southwest Florida real estate, this one might be the area for you.
Estero Island
Finally, I had to add in Estero Island, which is just south of Fort Myers Beach. Now, at first, you would probably think that near-waterfront living in Florida isn’t all that affordable. And on Estero, properties can be in the millions of dollars. So why did I include it on this list? While more affordable inventory can be tight, occasionally you see a condo come available that’s priced slightly lower, even though it offers that same island lifestyle that you may be looking for.
