Real estate trends 2017

In recent years, people throughout the country seem to be turning to Florida’s real estate market to get a sense of the national market’s health. In fact, you hear gauges like this one all the time now: what is average rent looking like in San Francisco? How is the Colorado area developing? And how is the market in Florida?

And it makes sense. While our little slice of paradise isn’t the whole market, more and more people are using it as one piece of the bigger puzzle. For 2017, I’m happy to report how our market has continued to build health in a positive way. Whether you’re just getting a sense of our trends in Southwest Florida or you’re thinking about a move to our sunny shores, here’s just some of the trends I’m seeing.

Buyers aren’t dissuaded by talk of higher rates

As the Fed has continued to bump up interest rates, there has been plenty of talk in the media about how it might affect buyers. Well, for Southwest Florida real estate, we’re not seeing any issues; in reality, we’re experiencing a solid market with strong numbers for both buyers and sellers.

Southwest Florida Continues to Define Affordable Development

As values have continued to rise, we’re seeing several local areas gaining traction for affordability. Two of these include North Cape Coral and the Port Charlotte area, where we’re seeing increased activity as the market grows in response to healthy demand.

Amenities are huge right now

While Southwest Florida always attracts many people looking to live life with sunny weather and pristine beaches, things have changed just a bit. It’s not that buyers don’t have those two factors in mind, but it is true that they want access to amenities. And with our growing craft beer, dining, entertainment, and art scenes… not to mention our outdoor amenities and much more, we’re seeing a huge desire for properties near to amenities.

Millennials are changing the conversation

From tiny houses to shorter commutes, Millennials are starting to shape the market. Now, sometimes people have the perception that Florida is all snowbirds and retirees. And while we remain an amazing place to retiree or vacation, more and more young people are deciding to put down roots and buy affordable housing in our area… but on their terms with their needs in mind.
