<p>You’ve decided to rent out a property you own. And while you’ve been researching, you’ve discovered that there’s a bit more to it than merely collecting a rent check at the start of each month. In fact, you may be wondering if there’s anything you missed during your search. Because I’ve been investing in properties for decades, I’ve also learned a thing or two about property management. So, now I’m bringing that knowledge to you. This way, you’ll have a go-to resource when you start the process to rent out your 1<sup>st</sup> property.</p>
<p><strong>Understanding the laws</strong></p>
<p>If you haven’t yet heard of factors like <em>fair housing laws</em>, you need to get caught up before you continue the process. Ensuring you’re in compliance with renting laws is a huge part of managing your 1<sup>st</sup> property, or even your 10<sup>th</sup> property. These laws are in place to protect you just as much as your tenants.</p>
<p><strong>Treating your tenants right</strong></p>
<p>But let’s talk about your tenants. I’ve said it time and time again: from the start of my investing career, I’ve always treated my tenants right. Think about it: if they’re safeguarding one of your biggest financial resources, wouldn’t you want to treat them especially well? That means showing respect, being friendly, and yes, even giving them the benefit of the doubt sometimes.</p>
<p><strong>Staying objective during the process</strong></p>
<p>Of course, you also want to stay objective when it comes to managing your 1<sup>st</sup> rental property. Just because you treat your tenants right, doesn’t mean they can do whatever they want. If you feel particularly attached to your rental property from the start, pair up with an experienced mentor to help you maintain objectivity when it comes to important decisions in the process.</p>
<p><strong>Remembering there will be wear on your property</strong></p>
<p>At the same time, one aspect seems to always surprise new landlords. And that’s that tenants put a little wear on the property. They’re living there after all! If you’re treating your tenants right, in the majority of situations, they’ll also treat your property right. Still, over time, every property shows signs of wear that will need to be addressed, even with the best tenants.</p>
<p><strong>Factoring in your goals</strong></p>
<p>Another tip that has often helps new landlords is fairly simple: factor in your goals. I’ve been talking about this one for a number of years, and when it comes down to it, if you aren’t re-stocking your seed corn, as I like to say, you may be putting your finances at risk. What I mean by this is that you need to run the numbers for how much cash your rental property will generate for you, taking into account what you’ll need to spend on repair and maintenance.</p>

And today, I’d like to share with you a few rules to flipping that might help you along the way if you’re new to the experience.</p>
<p><strong>Run Your Numbers</strong></p>
<p>If you know one thing about me, it’s that I love to run the numbers. In fact, I have several tools I’ve created for exactly this purpose. Why is it critical when flipping houses to crunch this information? This way, you can gain valuable perspective on what makes the most sense for any given property and whether it will work for you. Too often, I’ve seen new investors rush into a deal and lose money because they didn’t consider how it would work for them.</p>
<p><strong>Formulate a Clear Plan and Path</strong></p>
<p>Once you’ve determined if the numbers work in your favor, you want to sit down and plan. Many times, I’ve seen new investors check the numbers and start the process. What happens next? The project languishes for months on end, sometimes even longer. And during that time, they’re losing money. When it comes down to it, you need a strategy and a timeline for every single step of how you’re going to flip this property and get back your investment.</p>
<p><strong>Hire reliable contractors</strong></p>
<p>On that note, who’s going to help you flip your new investment? It can be tempting to want to do much of the renovations yourself. After all, you’ll be saving extra money, right? Wrong. In many cases, flipping houses require renovations that utilize multiple, diverse skills. And even if you have all the skills, you’ll end up spending all your time renovating, instead of searching for your next flip while your team works. So, do your research and bring on reliable contractors and build your team. It will make all the difference in the world.</p>
<p><strong>Target undervalued properties in your area </strong></p>
<p>You would think it goes without saying that you should target undervalued properties. But time and time again, I’ve seen new investors jump on properties with razor thin profits. While it’s perfectly natural to be excited and want to start the process, you want to flip a home that works for you. So, I recommend choosing an area and house type that you’re somewhat familiar with. This can help you see the potential that others may miss.</p>

<p>For those of you who are in the homebuying process or know someone who is, there’s a lot that goes along with the experience. After all, for most people, this decision will likely be the biggest financial decision of their lives. At the same time, there are many factors to consider and balance against each other, from budgets to lifestyle. How do you know what’s most important during the buying process?</p>
<p>After decades in the real estate and investing world, I knew I had to put together an easy list that could help buyers navigate all these aspects. Of course, instead of just throwing tips at you, I also wanted to give you something that could help you find answers to your unique situation. While these 3 questions aren’t the entire picture, they certainly are a great starting place for any buyer, from Southwest Florida to San Francisco.</p>
<p><strong>How much potential would you say this home has?</strong></p>
<p>You could be talking about kitchen upgrades or backyard firepits, the simple fact is that one factor about a home matters to many buyers. And that’s the potential. After all, you’ll probably be enjoying your next home for years, if not decades to come. Because your real estate agent has seen numerous properties during their career, they can likely spot all the possibilities. And in most cases, at least with my Southwest Florida real estate team, they <em>love</em> to talk about the potential in a specific home.</p>
<p><strong>What are the weak points of this property?</strong></p>
<p>Still, you also want to ask your real estate agent what they’re seeing that may be an issue. Although they aren’t a home inspector, Realtors often get a feel for what may be a concern. And depending on your agent, they may even have vital rehab experience that can lend itself to understanding a property. You can also ask what your agent thinks may need to be repaired or replaced within the first 5 years to get a good idea.</p>
<p><strong>How do the prices compare to other neighborhood homes?</strong></p>
<p>You may have heard that when you’re selling a home, your agent will compare the price of similar other homes that have sold in your neighborhood. This gives them perspective into what might be right for pricing your property. But what if you’re buying instead of selling? They can still check for you! By doing so, you’re getting an inside look at how a property might stack up against one just down the street. When it comes time for negotiations, you may even get an edge by knowing which way the area is trending.</p>

<p>Thirty years, or even twenty years ago, you’d seldom find anyone talking about market cycles and market timing. Today, it’s a little more commonplace, but the finer points are often misunderstood. But whether you’re an investor or a real estate agent, understanding this concept can totally change how you see your marketplace.</p>
<p>In reality, you need all the tools you can get so you can have an educated view when it comes to buying and selling real estate. This can mean the difference in providing sound advice to a client or making the best decision concerning a property, for example. It can also mean the difference between tens of thousands or even hundreds of thousands of dollars. And as an experienced investor and agent, I want to share a few tips with you on getting a better understanding of market cycles.</p>
<p><strong>The movement of the market</strong></p>
<p>If you’re not familiar with market cycles yet, the basic concept is pretty straightforward. The idea is that marketplaces go through semi-regular trends over longer periods of time. For our purposes, these trends are the absorption, expansion, and decline phases. Obviously, the decline phase represents downturns and the worst time to buy. Yet, during the absorption and beginning of expansion phases, there are often a number of quality opportunities. For now, this basic overview will suffice.</p>
<p><strong>Every market is different</strong></p>
<p>As an investor or real estate agent, you’re likely aware that San Francisco is not the same as Southwest Florida real estate. Not only are prices different, but they may even be at different stages of a market cycle at the same time. Or, as was the case in 2008, experience a more pronounced impact during one of the phases. Once you understand this fact, you can start to see how and why real estate markets behave the way they do. You also get a picture of how different area market cycles may affect each other.</p>
<p><strong>Knowing your marketplace</strong></p>
<p>With that in mind, you can also see how knowing your marketplace is absolutely critical, whether you’re an investor or a real estate agent. After all, if you’re able to see the writing on the wall, as they say, as the expansion phase peaks and begins a decline, you can make more informed decisions. At the same time, if you’re experienced in one area of real estate, you may be less informed about another marketplace that’s not your own. And there’s nothing wrong with that! In fact, this forms the starting place for gathering information about the market cycles of any new city or region you want to work in.</p>

<p>Maybe you recently started to consider new jobs in a different metro area. Or perhaps you’re thinking that the laid-back life by the beach in Southwest Florida is for you. Either way, I like to start by asking all my clients what their lifestyle looks like. This will give us a great start for your first home purchase. And by understanding how your lifestyle is changing, we can look at which areas of might be right for you.</p>
<p><strong>Is your family situation changing?</strong></p>
<p>Of course, if you’ve recently found out that a baby is on the way, you may very well also be thinking about buying a home. Another common situation when deciding if you’ll buy your first home is whether caring for ageing parents in the future might play a role. These examples highlight the need to factor in your family situation as you determine if you’re ready to purchase your first home. And the reality is that many people decide to buy their starter home for the simple reason that their family is growing.</p>
<p><strong>What are your long-term financial goals?</strong></p>
<p>Like I mentioned at the start of this article, your first home purchase can be a big part of your financial planning. When you strategically buy your home, you can position yourself for the possibility of greatly increased value in the future. Now, this question isn’t necessarily the most critical factor in deciding to buy your first home. But it certainly should play a part in your decision and could be a life-changer.</p>
