<p>Last week, we discovered 4 digital avenues you can use to engage with your leads. The best part was that each of them was fairly easy to implement, as well as being affordable. Through them, you’re likely to see increased conversions and a growing, engaged audience.</p>
<p>But now that we’ve looked at the digital sphere, I want to turn to a few alternatives. And nothing says you can’t use these ideas alongside our online ones. In fact, after coaching countless Realtors, I can say that having a multi-pronged strategy for your lead engagement is a great approach. Now, let’s look at a few more ways to engage those leads!</p>
<p><strong>Connect with your local community</strong></p>
<p>Whether you regularly visit your city farmers’ market, or you attend formal networking events, you have many opportunities to connect with your local community. How can this help you engage your leads though? By associating a warm smile to your brand, you’re increasing your word-of-mouth and keeping yourself top-of-mind for any and everyone in your area. This way, a friend’s child who’s graduating college, for example, can immediately become an engaged lead, because you regularly see their parent around town.</p>
<p><strong>Send out cards for special occasions</strong></p>
<p>For this one, you can choose to send cards out for birthdays or maybe home purchase anniversaries. Because physical mail has declined, you have a high probability of having your letter opened. And you don’t even have to do anything fancy; just a nice card that’s hand-signed will go a long way. I can promise you, when you do this, your clients will remember you!</p>
<p><strong>Throw a real estate seminar</strong></p>
<p>As a real estate investor and Realtor coach, I love to do seminars. If you read some of our recent articles on the topic, you know that it’s something I’m passionate about. And you don’t even need to be a national keynote speaker or anything! The reality is that you can have a seminar on what you know best in real estate. Then, invite all your leads to attend for serious engagement!</p>
<p><strong>Invite leads on a home tour</strong></p>
<p>Another simple, but effective way I like to engage leads is to invite them on a no-obligation home tour with others. When it comes down to it, people who are in the market for a home or even selling their own, love to go on home tours. By re-framing the experience in this way, you’re opening up the door to show them homes you think are attractive, affordable, or both. And you’d be surprised how many people will join you on these tours.</p>

<p>If you’re considering a property in Florida as your next home, you probably have lots of questions. This is especially true if you’ve only visited the state once or twice. In reality, there are many myths that people share about our state, but as your source for everything in the area, I’m always here to answer your questions when it comes to real estate. So, let’s dive in!</p>
<p><strong>How worried should I be about alligators and sharks?</strong></p>
<p>In truth, when you own a home in Florida, wildlife is not a major concern. Sure, you need to know a few rules, but if you’ve seen alligators in pools… well, this is incredibly rare. Even shark attacks are something that is statistically very unlikely to happen. Just like anywhere else in the country, you want to be mindful of wildlife, especially if you’re outdoors in their native habitat.</p>
<p><strong>How bad is the heat and humidity during the summer?</strong></p>
<p>As a homeowner in Florida, I can assure you that the summer is not nearly as bad as some people make it out to be. Sure, it’s plenty warm. But that’s a benefit! Throughout the year, you have tons of sunny days and warm water to enjoy at our world-class beaches. And throughout the United States, summers are warm; that’s a fact. While the humidity can be a bit higher, the reality is that our summers can be very enjoyable.</p>
<p><strong>Does <em>everyone</em> have a favorite beach? </strong></p>
<p>Yes! When you own a home in Florida, you’ll find that just about everyone has their favorite beach. In fact, locals can be very opinionated about which their favorite is and why they love that one in particular. We have countless beaches for you to enjoy, and you’ll get to know many of them when you live here, and find your own favorite.</p>
<p><strong>Can you really find pristine, secluded outdoors?</strong></p>
<p>Hand-in-hand with our amazing beaches comes the outdoors. From boating to hiking, we have so many options that it’s hard to imagine. And with them come many pristine areas that are completely secluded. What this means is that you can find a spot to fish or camp, and it can be totally yours without anyone else around. How many other places can you say that about your own backyard?</p>
<p><strong>Are properties as affordable as I keep hearing?</strong></p>
<p>Absolutely! One of the biggest questions I get when it comes to owning a home in Florida involves the cost of homes. Even as you hear about the incredible value our properties have been gaining, there’s another side to that story. When you compare our areas to the rest of the country, we’re very affordable, and it’s not hard to find a property well below average.</p>

<p>One of the topics that often comes up when I’m coaching other Realtors is leads. And that makes sense, since they’re the lifeblood of your success. As we saw in one of our recent articles, there’s also a few perspectives that can help us better approach how we view our own prospecting and lead generation.</p>
<p>But what about engaging those leads? Today, we’re going to look at a few common and less-common digital avenues for you to reach out and connect with those prospects!</p>
<p><strong>Install your Facebook Pixel… now</strong></p>
<p>If you’re not super digitally savvy, you might need a reminder on what your Facebook Pixel does. Put simply: it’s a small piece of code that you embed on your website. Once there, it allows you to re-target your website visitors when they’re on Facebook. Why is this important for engagement? Re-targeting ads have higher engagement compared to regular ones, which can open the door to many new opportunities.</p>
<p><strong>Launch a year-long email campaign</strong></p>
<p>Many of the real estate agents that I’ve coached might write an email every month, but without much more planning. In reality, you can plan an entire yearlong campaign to create an entire story that your leads will be enjoying. Now, that doesn’t mean you have to write every single word, since you’ll want everything to be fresh. But at the very least, you can prepare a plan and strategy for those 12 months.</p>
<p><strong>Take your blogs to the next level with SEO</strong></p>
<p>Search Engine Optimization and blogging. When combined, these two can offer a powerful engagement factor, as leads find your content through search and then stick around to get to know you and your brand. Like with your Facebook Pixel, if this is an area you’re less sure in, I always recommend reaching out to a professional.</p>
<p><strong>Offer a digital download for your leads… for free</strong></p>
<p>Often times, people might offer a download to get leads in the door. But you can also use them to further engage your existing leads. By giving them access to exclusive content not given out elsewhere, you make them feel special and like you’re part of their intimate network. What might this look like for real estate? Consider a checklist of all your area’s hippest new dining spots. Or maybe an infographic about common architectural styles in your city.</p>

<p>Whether you’re a home seller or a real estate agent, you might be wondering how to best hold your next open house. Now, to start off, nothing says you <em>must</em> have an open house. In fact, for some properties, it might not be right at all. However, in many cases, an open house can be an enjoyable and even fun experience… for your potential buyers <em>and</em> you! How can you make this happen? Let’s find out!</p>
<p><strong>Prepare the home with a cleanup</strong></p>
<p>Probably the biggest deal breaker when it comes to an open house is a dirty home. Can you imagine going into one of the biggest financial decisions of your life, only to find dirt and grime? It might sound simple, but it’s incredibly important to ensure that the home goes through a cleaning inspection prior to an open house.</p>
<p><strong>Open up those windows!</strong></p>
<p>Just like you don’t want the home to be dirty, you also want it to be filled with as much natural light as possible. This is especially true if the property has an attractive view or an interesting outdoor feature. You’d be surprised how many Realtors forget to just open up the blinds and pull back those curtains!</p>
<p><strong>Add music and refreshments</strong></p>
<p>My more seasoned Realtors will recognize this one right off the bat. However, it’s worth repeating. First, music can help ease any awkwardness people have while they’re touring the home. My recommendation is something relaxing and always in the background. Next, whether you go with a sweet treat or something a little different, provide a snack for your guests, maybe even coffee. And trust me, they’ll love it!</p>
<p><strong>Ensure that the driveway is clear</strong></p>
<p>This one might sound like a throwaway, but it is definitely a critical task that many people forget. By parking your car around the corner, for example, you’re making sure there’s plenty of parking for everyone who wants to attend your open house. And when they see your open house sign and the welcoming driveway, they’ll know right away where to stop!</p>
<p><strong>Get emails so you can follow-up</strong></p>
<p>Why not just collect phone numbers? With email, you can send seasonal photos of the home to highlight its attractiveness throughout the year. Or you can simply reach out to remind them about how much fun they had at your open house!</p>
<p><strong>Include a flyer for potential buyers</strong></p>
<p>At the same time, a property flyer can go a long way with many buyers. Think about it for a moment: if you’re attending one open house, what are the chances that you’re seeing a <em>number</em> of homes in a weekend? By including a flyer with photos and information, you’ll increase the chances that your potential buyers remember the specifics of what makes your property special.</p>

<p>In our previous article, we saw how being a savvy real estate investor involves more than just “making the sale” or “flipping a property.” After a multi-million-dollar career in real estate investing, I’ve learned that there’s so much more to it than that. And in reality, it’s far, far more rewarding as well.</p>
<p>Last time, we saw how you’ll need to meet challenges head-on, but also take time to replenish your energy. We also saw how you’ll always be assessing and reviewing. At the same time, you become that source of authority for friends, family, clients, and acquaintances. It’s incredible to always have people coming to you for real estate advice!</p>
<p>But today, we’re going to look at a few more hallmarks of being a savvy real estate investor!</p>
<p><strong>You’re keyed into the national and international real estate markets</strong></p>
<p>Probably one of the biggest breakthroughs in my real estate investing career was refining my model to apply to more than one region. In fact, today, I recommend that each of my coaching clients key themselves into their local, regional, national and even the international markets. This is because, in today’s world, events on every continent can have profound long-term effects on your own.</p>
<p><strong>You also review data from multiple financial industries</strong></p>
<p>But we’re not just talking about real estate when it comes to investing markets. In your real estate career, you might have started to get interested in the history of interest rates, for example. And this is a great place to start. But there’s also a host of other financial industries that affect real estate, from gas prices to currency exchanges. Each piece comes together to give you a fuller picture of what’s possible for the future.</p>
<p><strong>You re-channel your missteps into more success</strong></p>
<p>You might be surprised to find out how, when I coach new agents for investing, I tell them about my missteps. After all, don’t most people try to play up their successes and downplay their mistakes? Well, as a real estate coach, I’m not everyone else. As you’ll see in my upcoming book on real estate investing, I want you to attain the financial freedom I did… but on a much faster timeline. And part of that picture is learning from your missteps and channeling them back into recognizing what works… and what doesn’t. This openness helps me coach you to even greater success.</p>

<p>From the gardens at the Edison Ford Winter Estates to the Marie Selby Botanical Gardens, our area has so many wonderful gardens. Walking them can be a relaxing way to spend your day, as you take in the beauty of nature. If you’re a SWFL homeowner, you have the added benefit of picking up great ideas for your own garden!</p>
<p><strong>Hit the Splash Park with the Kids</strong></p>
<p>Whether we’re talking about your children or the grandkids, a splash park can be a great change of pace from the beach. At the same time, this is one of those end-of-summer activities that can get all that energy out of them before heading back home.</p>
<p><strong>Take a Day Trip to One of Our Coastal Cities</strong></p>
<p>Sanibel, Ana Maria, Marco Island. When you own a home in Southwest Florida, you have the option of so many day trips, and each one of them is a little different. If you’re visiting, don’t miss any of these!</p>
<p><strong>Enjoy a Staycation Right in Your Own Backyard</strong></p>
<p>Even if you’re a local homeowner, you can also take advantage of living in your own slice of paradise. For example, you can spend the day lounging on Fort Myers Beach. Or maybe sharing tasty drinks with friends at Ford’s Garage is your thing. Either way, this is an excellent choice!</p>
<p><strong>Throw a BBQ Get-Together for Your Friends</strong></p>
<p>Speaking of backyards, throwing a BBQ event guarantees a good time. And as we head toward the end of summer, we’ll also get that slight cool down, where the weather isn’t as humid but still sunny. This is the time that I love to have everyone over to appreciate each other’s company.</p>
<p><strong>Go Shopping at the Upscale Outlets</strong></p>
<p>Finally, there’s always shopping. Locally we have several upscale shopping outlets with all the name brands. Since end of summer is also back to school time it gives you the chance to buy anything your kids or grandkids might need too.</p>

<p>As a real estate coach, I’ve worked with countless Realtors over the decades. What’s one of the most common questions I get? How do you generate more leads and more high-quality leads?</p>
<p>And this is an absolutely excellent question. After all, when it comes down to it, your business is likely founded on a steady flow of prospects or leads. Well, after buying and selling countless properties over the decades, I’ve learned a thing or two about what works.</p>
<p>So this month, we’re going to look at some tips and tricks when it comes to your real estate leads and prospects.</p>
<p><strong>Understanding Prospecting and Lead Generation</strong></p>
<p>Let’s look at two very important rules that many Realtors overlook in their quest for that next level. Too often, even with seasoned agents, there’s this expectation that your sales pipeline is magic. Nothing could be further from the truth. Your generation of ideas or connection with qualified prospects is a formula, and one I’ve mastered over the years.</p>
<ul>
<li>Your Marketing Touch Points</li>
</ul>
<p>Let’s say you have a lead come in, and you immediately call them. But after a week, they haven’t selected you as their agent. What’s wrong? Think about it this way: imagine you’re about to spend $250,000 or more or sell something worth the same… how long does it take you? For many people, it’s not uncommon to take months, even as many as 12, of marketing communications to choose their agent.</p>
<ul>
<li>The 90-day Rule</li>
</ul>
<p>At its core, this old sales rule is about perspective into the lifecycle your own sales process and efforts. Those marketing touch points? They don’t just take time; they take active work on your part to deploy and optimize. And each one has a beginning point. Why does this matter so much? So, let’s say you skip a month or two of generating leads or adding prospects to your list. Probably doesn’t feel like there’s much impact, right? Well, not until after 60 to 90 days, when the bottom of your sales funnels dries up.</p>
<p><strong>3 Insights for Your Real Estate Sales Efforts</strong></p>
<p>But let’s look at 3 insights that offer a starting place for any agent to re-think their current sales process.</p>
<ul>
<li><strong>Be hungry but not starving</strong></li>
</ul>
<p>Through my real estate coaching, I’ve met thousands and thousands of agents in the course of my career. And there’s nothing wrong with being hungry for the sale. But your leads and prospects will likely shy away if you’re starving to the point of creeping them out.</p>
<ul>
<li><strong>Create a marketing plan</strong></li>
</ul>
<p>You do have your marketing touch points planned out, right? So often, I see even experienced agents with absolutely no plan beyond an Excel spreadsheet. Now, there’s nothing wrong with spreadsheets, but if your real estate marketing takes up to 12 months to close a lead… doesn’t it make sense to chart out that journey?</p>

<li><strong>Stop avoiding those follow-ups</strong></li>
</ul>
<p>I’ve said this before, but I cannot stress how many agents don’t answer their phones, return calls, or reply to emails. It’s staggering. And then they wonder why they’re not working with tons of clients. It’s simple: follow-up with people, every single time.</p>

As one of the area’s top real estate agents, I’m constantly reviewing property trends and analyzing the data. But at the same time, I firmly believe that it’s equally important to get that real-world perspective, separate from the sales charts.</p>
<p>And we’re discovering that Southwest Florida has properties that are not only attractive but very affordable. This is also true for the two properties we’ll look at today, which are homes that are available to you now. <p><a href="https://www.zillow.com/homes/for_sale/FL/2091887416_zpid/">A Beautiful Condo with Potential</a></p>
<p>Let’s start with a Southwest Florida property located right here in the backyard of Records Results Real Estate Offices. This attractive condo is located on the ever-famous Sanibel Island and is just seconds away from some of the best beaches in the entire world. And it’s incredibly affordable, especially for this area! Sanibel is an island oasis with properties in the millions, yet this cute condo is in the heart of it all.</p>
<p>The other factor that catches my eye is its look. While the photos aren’t bad by any means, I feel like there’s probably some additional potential lurking right beneath the surface for this one. I also love that the condo is near to the Sanibel Marina, as boating and other water sports are incredibly popular in our area. In fact, you can also walk to nearby tennis courts and the beach!</p>
<p><a href="https://www.zillow.com/homes/for_sale/FL/99719884_zpid/">Conveniently Located Southwest Florida Properties</a></p>
<p>Turning to the northern part of Southwest Florida, this property is worth a look. Priced below $300,000, it’s a new construction that was only recently added to the area. And what about this area? The Terra Ceia area is one that’s flying under the radar right now, but which is starting to gain attention. With easy access to the Skyway and metros to the north and south, this area is likely to start seeing more activity.</p>
<p>Even though both metro areas are experiencing incredible growth, this is a quieter spot that still has access to it all. Now, I’d definitely want to tour this Southwest Florida property in-person, and I always recommend doing so before making a decision. But the pictures have at least raised my interest in this property. I’d also want to consider what hidden potential might be just below the surface with this one as well.</p>

<p>Because there are so many options for real estate in Southwest Florida, from luxury condos to affordable single-family homes, you have a wide range of choices for your next home. And one concern that my clients often have is staying within their budget as they look at all their options.</p>
<p>Of course, in today’s market, this is a concern across the country, as home values strengthen. For your next home purchase, you want to ensure you’re making a decision that’s right for your lifestyle <em>and</em> your pocketbook. In reality, your home purchase is one piece of your financial wealth, but an immensely important one.</p>
<p>On that note, after buying and selling properties for decades, I know there are a few parts of the process that are sometimes overlooked by buyers. And today, we’re taking a look at some of them.</p>
<p><strong>Set your price range before even looking at properties</strong></p>
<p>If you’re anything like me, you probably love to browse homes online. For many of my clients, it’s a fun process that let them dive into what their options are. However, before you start looking, I recommend reviewing your financial situation and setting a maximum range of prices that match your situation. When you do an online search enter your price-range to keep things realistic.</p>
<p><strong>Call moving-related companies</strong></p>
<p>Whether you’re renting a U-Haul or a dedicated moving company, you need an estimate of what your relocation will cost. By calling the companies, you can put together a pricing sheet that lets you make the best decision for your finances, while also allowing you to track this expense.</p>
<p><strong>Take stock of your furniture</strong></p>
<p>This one might seem a little odd at first, but once you think about moving into your next home, you’ll see why it’s included in this list. For my clients, moving into their new home is an exciting time, and this is the case for most buyers, whether they live in Southwest Florida or San Diego. Often times, they also like to swap out their old couch for a new one. Or add some trendy curtains. Or maybe purchase a new, bigger TV. These purchases can add up quickly, so even though you might not have decided on your final look, you at least have a sense of what pieces you might want to upgrade.</p>
<p><strong>Make a list of needed improvements for the first year</strong></p>
<p>Unless you’re buying new construction, there’s a chance you might need to make an improvement or two in your first year owning your new home. Of course, there’s also the typical maintenance that comes with owning a home. Once you’ve started touring properties, it’s best to start assessing what you might have to spend that first year.</p>
<p><strong>Set your schedule for the big move</strong></p>
<p>If you’re only moving across town, you might be able to get your move done in a weekend. However, for Southwest Florida property, buyers come from all over the country, which means added time for the move. During this time, you might not be working, which can impact your financial situation, even if slightly. So, I like to recommend factoring this into the mix.</p>
<p><strong>Taxes, insurance, closing costs, and utility deposits</strong></p>
<p>And finally, there’s these 4 budget items that are overlooked too regularly. By researching and anticipating these, you’ll be able to ensure that you stay within your budget. People are often surprised how quickly these 4 minor factors can add up when it comes to buying their next home.</p>
