<p>Whether you’re thinking about switching
to tiny house living or you’ve recently bought your own tiny home, you’re
probably wondering one thing. And that’s how you can best prep!</p>



<p>And as your real estate resource, I have
a number of tips that can help you best prepare for this lifestyle change. But
we’re not talking about one or two tips here, or even three or four. In fact,
we’re talking about your GIANT list of prepping tips for tiny house living!</p>



<ul class="wp-block-list"><li>Take a flexible
attitude, especially when it comes to local codes or city authorities. And
don’t worry, because there are almost always creative solutions to these
issues.</li><li>On that note, work with
local building codes the best you can. As the tiny house movement gains a
foothold nationally, these codes are expected to change.</li><li>And similarly, feel
free to deviate from you initial plans as needed. If you find something isn’t
working out for your tiny house living plan, make a change to re-align to your
vision.</li><li>And after you have your
plan, remember: there are times when you need to forget your fear and go for
it. That can mean choosing one sink over another or even one location over
another. Don’t let the details bog you down and prevent you from living your
dream.</li><li>Use your tiny house to
further your financial goals. For many of my clients, that has meant reducing
debt and allowing them to live a life of financial freedom. And there’s no
reason you can’t have that too.</li><li>Building a tiny house
can be tedious sometimes. But persistence is key. The results may be slow to
show themselves, but a they WILL show themselves over time.</li><li>If you choose a tiny
house community, keep in mind that it will come with its own complexities. But
it also connects you with a community of like-minded individuals. </li><li>And with that in mind,
those like-minded people can be a resource for shared storage, common spaces,
AND utilities. This can go a long way.</li><li>With like-minded
friends, you can also share work during the building process, which can make bringing
a tiny house to life so much easier.</li><li>Investigate in a
variety of materials, and you’ll be able to put a greater focus on design as
well as going even smaller.</li><li>Sometimes, if you
choose a space that’s very small, you might have to use transforming furniture!</li><li>Don’t forget the
importance of light! It becomes even more important in a tiny space regarding
how it fills your space.</li><li>And finally, a practice
suggestion: consider adding a removable deck to increase livable space. It’s
cost-effective and not as difficult as you might think!</li></ul>

<p>When
writing <em>the</em> book on becoming a

<p>For my clients, I’ve helped them on an
individual basis to identify and accomplish their personal wealth goals.
Sometimes that meant choosing one style of home; other times, it was a
different style. Or it might mean renovating a property and flipping it. At the
same time, it might be helping them attain their principal residence.</p>



<p>But one fact remains: the tiny house
movement is founded on these same ideas, instead of one-size-fits all method.
And you can imagine, for me that was exciting. So, what are the different
personal goals that drive the many people I’ve worked with? Let’s find out!</p>



<p><strong>Tiny
homes can be affordable</strong></p>



<p>If your personal financial goals involve
affordability, I’ve known plenty of people that are just like you. And a tiny
home can often meet that goal and then some. </p>



<p><strong>They
can also offer simplicity</strong></p>



<p>Now, some people are looking for
simplicity. What does simplicity look like? Less of what isn’t important to
them, often the clutter of unnecessary possessions. And tiny homes give them
the ability to live that lifestyle.</p>



<p><strong>Or
you might be interested in “green living”</strong></p>



<p>Speaking of lifestyles, what about
“going green?” There are many tiny homes that allow you to minimize your impact
on the environment in a real way.</p>



<p><strong>You
can also choose upscale, but small living</strong></p>



<p>Or maybe you want to live a wonderfully
upscale lifestyle. But you want to do it with small living in mind, allowing
you to stretch your dollar. If that’s your personal goal, there are tiny home
options for you too.</p>



<p><strong>Off-the-grid
living is another personal goal</strong></p>



<p>Aside from green living, you might want
to live off-the-grid, away from everyone else. Maybe you even want to
disconnect from technology in a big way. With tiny homes, you have the option
to choose styles and locations that get you away from it all to live on your
terms.</p>



<p><strong>Or
perhaps you’d like more mobility</strong></p>



<p>And if travel is part of your personal
goals, you’re going to love what tiny homes have to offer. Now, as we’ve talked
about before, there’s nothing that says that a tiny home has to have wheels.
But it’s not hard to find models that do, allowing you to live almost anywhere!</p>



<p><strong>What
about getting a deeper connection?</strong></p>



<p>Whether you want to get more in touch
with nature or those closest to you, tiny homes can give you both. From a tiny
house located in a serene outdoor location to a space dedicated to
conversation, there are styles that fit both needs.</p>



<p><strong>Or
maybe location is everything for you</strong></p>



<p>But what about sacrificing space for
location? Maybe your personal goal is to live in one of the most exciting
cities in the world. And you’re willing to give up a little space to make it
happen. In cities across the world, from New York City to San Francisco, tiny
homes are popping up to fill this personal goal too.</p>

<p>Maybe you’ve dreamed of living a
different lifestyle, focused more on what’s most important to you in life. Or
perhaps you’ve found yourself browsing Pinterest pins and fell in love with the
cutest little house you’ve ever seen. You’re not alone in taking interest in
tiny house living!</p>



<p>In fact, after managing a
multi-million-dollar real estate portfolio, I’m not surprised to see people
considering new lifestyles. And a tiny house might be in your future. But how
do you know if tiny house living is right for you? Don’t worry, because with my
real estate guidance, you’ll get a few excellent tools to help you make the
decision.</p>



<p><strong>Evaluating
Your Day-to-Day</strong></p>



<p>The first place I recommend home buyers
start is with a bit of personal reflection regarding your day-to-day. Tiny
house living is often a moderate chance in pace, and you want to ensure it
lines up with how you envision what’s most important to you. How can you do
that? I’m so glad you asked! Take a moment to run through this bullet list.</p>



<ul class="wp-block-list"><li>Take some time to visualize
your usual daily routine. You don’t have to focus on specifics but remember how
you feel most often throughout your day. </li><li>Now list your usual
tasks, routines, and schedules. Adding time estimates can be helpful as well if
you wish as we get into the specifics of your day-to-day.</li><li>Then create a separate
list of items you think will be essential for day-to-day life. Think of those
everyday items you simply can’t do without.</li></ul>



<p>All done? One more step. We’re going to
answer a VERY important question related to what you’ve written. And that is…</p>



<p><em>If
you had MORE TIME in this world &amp; could spend however you choose, what
would you do?</em></p>



<p>Jot the answer down next to your lists
you’ve put together.</p>



<p><strong>Taking
Your Personal Inventory</strong></p>



<p>Now that we have some of the nuts and
bolts down on paper, let’s move on to you. Yes, you! Who you are or would like
to be is a big factor in tiny house living. Didn’t I say this was all about
personal reflection?</p>



<p>So now, write down five of your personal
strengths or virtues. Here’s my five to help get you started:</p>



<ol class="wp-block-list"><li>Financially
savvy – took $5k to millions of dollars in just over a decade.</li><li>Giving
– have helped thousands of people attain their real estate goals</li><li>Efficient
– organized and ready to focus on what’s needed</li><li>Persistent
– attaining financial freedom isn’t always easy, but with persistence, you can
accomplish it</li><li>Trusting
– sure, I still ensure people <em>earn</em> my
trust, but I love empowering those around me to do more through that mutual
respect.</li></ol>



<p>Now, a few more questions that are very
important. We’re almost there!</p>



<ul class="wp-block-list"><li>What are your five
personal weaknesses or challenges? </li><li>What are your
priorities in life? </li><li>Think back to your
WORST times: How did you react to a problem or struggle? How did that impact
you as a person? What did you learn?</li><li>Think back to your best
times: What made you HAPPY ? How did you handle things? What did</li><li>you learn?</li><li>What do you consider
your personal identity to be? What would you like it to be?</li><li>What REGRETS do you
have? Is there a way to avoid repeating them?</li><li>Who is important in
your life? How do you make space for them?</li></ul>



<p>Some of these aren’t so easy, but
they’re also good to get down before you make the jump to tiny house living.
Take your time.</p>



<p><strong>Your
Tiny House Living Mission Statement</strong></p>



<p>The space far outside of your comfort
zone is where the magic happens. We’re going to take all this information and
put it to good use by…</p>



<p>Writing your mission statement … How
will this help you decide if a tiny house is right for you?</p>



<p>Well, you’re probably starting to
realize that who you are matters when deciding to buy a tin house. You might
even have a good idea already. But putting your mission statement down in
writing can bring clarity to your decision.</p>



<p>What does your mission statement look
like? If you have things like “living simply” or “going green,” a tiny house
might be right for you. But there’s as may answers as there are people in the
world.</p>

<p><strong>DAYTONA BEACH, Fla. – Nov. 12, 2018</strong> – It took some coercing in the past year from city officials and residents, but <strong>Volusia County</strong> finally appears set – for the first time since 2003 – to ask developers to chip in more for road improvements around new growth.</p>
<p>The question, though – one that&#8217;s expected to be answered during a council meeting Tuesday – is how much will impact fees be raised.</p>
<p>A consultant has recommended hikes of more than 100 percent in some categories to compensate for fees that haven&#8217;t kept up with rising construction costs. That option is expected to generate an additional $7 million a year for road fixes. But building industry leaders and some council members worry an increase that steep would stifle development or drive up the cost of homes.</p>
<p>While it could make homes more expensive, experts say, other counties that have raised impact fees recently, like <strong>Orange County</strong>, haven&#8217;t experienced a slump in growth.</p>
<p>Still, one alternative that has been tossed around is to roll out increases over a period of years, instead of hitting developers all at once.</p>
<p>&#8220;The impact fees need to be adjusted and they will be,&#8221; said County Chair Ed Kelley. &#8220;I think there will probably be a discussion about how much and how to do this. I&#8217;m in favor of phasing it in because I think that would be fair to everyone.&#8221;</p>
<p>That&#8217;s the approach that the Volusia Building Industry has suggested. In a Nov. 6 letter to the council, the association&#8217;s president wrote that the &#8220;current fee structure is broken and cumbersome&#8221; but cautioned against the proposed increase.</p>
<p>&#8220;Impact fees, like all other development and construction costs, are a component of a new home&#8217;s price,&#8221; wrote Paul Rechichar. &#8220;Any regulatory fee or increase in costs limits access to homeownership.&#8221;</p>
<p>The impact fees, he wrote, should &#8220;rise in a more balanced way,&#8221; and not all at once in order to avoid a major stall in the industry that&#8217;s already &#8220;facing stiff increases from labor rates, material costs, tariffs, increasing interest rates, scarce land supply and increasing regulation.&#8221;</p>
<p>Whatever is decided, new impact fees won&#8217;t go into effect until 90 days after they&#8217;re adopted.</p>
<p>Tuesday&#8217;s council meeting, which also includes the selection of a consultant firm to lead the search for a new county manager, starts at 10 a.m. It will be held at the county administration complex, located at 123 W. Indiana Ave. in DeLand.</p>
<p>The impact fee issue rose to the forefront as local officials were scrambling for solutions to a pressing problem: a noticeable need for new roads and repairs to existing ones – $1.4 billion worth, according to a needs assessment compiled by local officials countywide – but not enough money to fix them.</p>
<p>In an attempt to bring in more revenue, city and county leaders were pushing for a referendum on a half-cent sales tax that would have gone before voters this year. The county seemed poised to sign off on the ballot measure, until mounting criticism over the council&#8217;s reluctance to raise impact fees convinced officials it would be a bad idea to ask voters to pay more before they asked the same of developers.</p>
<p>A higher sales tax – projected to generate $42 million a year – would produce far more money for roads than raising impact fees, but a consultant&#8217;s report showed just how much money Volusia has been missing out on by not keeping current with its fees.</p>
<p>To bring those fees up to date, the study conducted by Clancy Mullen, a principal with Duncan Associates, recommends increases of 107 percent for shopping/retail centers, 135 percent for hotels and 147 percent for single-family homes.</p>
<p>Compared with neighboring counties, the proposal would move Volusia&#8217;s impact fees for homes from the low-end of the scale to the high end. The suggested updated fee of $5,379 – roughly $3,000 more than the current rate – is less than what Orange, Osceola, Brevard, Lake, Alachua, Polk and Indian River ask of developers for new homes.</p>
<p>After the report was finalized, the county gauged public opinion about the proposed hikes through a series of town hall meetings. Several residents encouraged the council to follow the consultant&#8217;s proposal. Former county administrators were also there with the same plea.</p>
<p>At one meeting, Dick Kelton, a former assistant county manager, noted how much worse roads have gotten since impact fees were first implemented. At another, Mary Anne Connors, who retired as deputy manager in 2015, advised the council to &#8220;take action now&#8221; to the fullest extent possible.</p>
<p>&#8220;This is absolutely critical in terms of fairness,&#8221; Connors said at an Oct. 30 meeting in Daytona Beach. &#8220;Until the county has addressed impact fees, as a fairness issue, and brings them completely up to date, there cannot be broad support for the sales tax, which is the real answer for what needs to happen.&#8221;</p>
<p>She continued: &#8220;They (impact fees) need to be fully implemented. Not phased. They&#8217;ve been phased for years.&#8221;</p>

While many real estate agents like to talk about trends or hypothetical properties, nothing beats looking at <em>real</em> homes available to you <em>today</em>. This helps to put your home buying decision into context, as you browse photos and information.</p>
<p>Of course, as your resource for real estate in SWFL, I love connecting you with these properties. And with online sites like Zillow, we can browse them together before we decide which ones we’ll look at. This month, we have several properties that are worth a look.</p>
<p><strong><a href="https://www.zillow.com/homes/for_sale/FL/45489447_zpid/">Cozy Paradise in the Heart of Cape Coral</a></strong></p>
<p>For Cape Coral, the heart of the city is an area that is often sought-after. In fact, even the North Cape is climbing in value year-over-year. So, when I saw this attractive property just seconds from the water, you know I added it to my list to check out. With 2 beds and 2 baths, it’s an affordable property with a charm all its own, especially in how it feels like it’s in a little slice of paradise. And I love the pool! Of course, the stainless steel and granite are attractive, but this property has lots of untapped potential at a fair price.</p>
<p><strong><a href="https://www.zillow.com/homes/for_sale/FL/43589602_zpid/">Up-and-Coming in Southwest Florida</a></strong></p>
<p>Now, let’s switch over to another part of Southwest Florida that’s only starting to get more attention. In and around Charlotte Harbor, there are several areas that are possible hot spots for the future. Why is this so? Well, with Sarasota, Fort Myers, and further north, St. Petersburg, growing in amenities, people are seeking out super-affordable areas that allow access to <em>all</em> of it. And Punta Gorda is just such a place. This property is very affordable and looks well-cared for, which I like a lot. And over time, it’s possible to see substantial gains in value as this area increases in attention. And it’s near to the water too!</p>
<p><strong><a href="https://www.zillow.com/homes/for_sale/FL/47608623_zpid/14_rid/">Simple, but Upscale Living in Sarasota</a></strong></p>
<p>Finally, let’s shift gears just a little bit. This modest, but attractive condo is in one of Sarasota’s most sought-after areas. And after having visited Lido Key and St Armand’s Circle, this is an area that attracts plenty of people, but stays off the radar in Southwest Florida. This property, of course, is right in the center of it all and for a price that’s perfect. For truly living in paradise, I’d bookmark this one to tour in person, especially if you’re considering retiring to our area.</p>

<p>Every month, we’ve been touring SWFL properties together. And during that time, we’ve seen real deals that are available <em>right now</em>, not hypothetical properties. Why is this so important?</p>
<p>When you’re buying a home, in Southwest Florida or anywhere in the country, it’s important to look at a few factors. First, your Realtor should be familiar with the trends in your area. How does that matter? Knowing the direction of your market, as well as aspects involving pricing, square footage, and others, can make a huge difference during a real estate transaction.</p>
<p>I’m also a big proponent of getting an “on the ground” look at properties in your area. By looking at many properties, and by pairing those tours up with data, you’ll be getting both perspectives. And that can mean saving considerable money.</p>
<p>So, without further ado, here are your SWFL properties for August. Let’s take a look!</p>
<p><a href="https://www.zillow.com/homes/for_sale/FL/house_type/43566479_zpid/">SWFL Properties for Affordable Investment Potential</a></p>
<p>As Southwest Florida and Central Florida are continuing to grow, more people are looking for value in places that are under-the-radar. Well… these spots are under-the-radar for now, but in the near future, that will likely not be the case. Take This property in Port Charlotte, for example. This modest home is under $100,000 and looks fairly well-cared for. On the same token, there’s room for improvement, and as more people head from the North Cape to Port Charlotte, this one could make for an interesting investment.</p>
<p><a href="https://www.zillow.com/homedetails/115-Highview-Ave-Lehigh-Acres-FL-33936/45391888_zpid/">A Well-kept Property with Water Access</a></p>
<p>Now, this property in Lehigh Acres is also an affordable choice that appears well-kept. Where can you get a waterfront property in a wonderful climate, and all for under $200,000? This area of Southwest Florida is a spot in the Fort Myers metro that’s getting more investor attention. And since that interest is only getting started, prices still remain muted, offering possible opportunities. Another factor to consider here is that you’re also only a modest drive from Downtown Fort Myers, the Cape, and ever-popular Sanibel.</p>

<p>Our final property is located in trendy Sarasota. It’s also a SWFL property that might work for a possible retirement, but in reality, with 2 beds and 2 baths, it could go either way. What I love about this one is that it’s attractive, affordable, and close to amenities. The new roof is also a factor in this one as well, and with a community pool, instead of one on the property itself, it might represent a value for someone looking for less upkeep, but a home that still hits a certain standard for their lifestyle.</p>

<p>As metro areas throughout Florida continue to gain value, we’re hearing more and more people asking a big question. What’s the next spot to keep your eye on? Of course, it all depends on what your goals are for real estate. After all, buying an affordable single-family home might entail different factors than purchasing a condo for rental income.</p>
<p>At the same time, there’s been much attention paid to sleepy coastal towns throughout the state. From hip, quaint downtowns to stunning ocean-front views, Florida real estate has a few gems, as well as diamonds in the rough. And today, we’ll look at a few!</p>
<p><strong>Port Charlotte for affordability near major metros</strong></p>
<p>You won’t hear many people talking about Port Charlotte… not yet anyway. Because this area is between several major metros, it hasn’t gotten as much attention. And with Sarasota and St. Petersburg to the north and Cape Coral and Fort Myers to the south, you can understand why that’s been the case. For Florida real estate, these metros are gaining <em>incredible</em> value. And that’s exactly why Port Charlotte is worth looking at. In the coming years, more people might be turning to this spot for affordability.</p>
<p><strong>Melbourne for quiet, beachside Florida properties</strong></p>
<p>This is another area, on the east coast of Florida, that’s not often mentioned. But we’re hearing more and more people talking about this coastal city. For one, the beaches are amazing. There’s also plenty of outdoors to enjoy. Yet, the real estate has remained cost-effective and the community fairly laid back. In coming years, we’ll likely see more interest in this city when it comes to Florida real estate.</p>
<p><strong>Dunedin for a quaint downtown experience</strong></p>
<p>This tiny coastal town in Florida has real estate that’s getting snatched up very quickly right now. While there’s still affordable properties if you know where to look, the area is growing quickly. And when you visit, you’ll see why… the small downtown has become a locals’ paradise, with tons of craft breweries, hip dining, and more. Still, the community has retained its small-town Florida charm, which has made it all that more special.</p>
<p><strong>Anna Maria for upscale but off-the-radar</strong></p>
<p>Our final stop today is Anna Maria. We’ve talked a bit about what Anna Maria has to offer, and for Southwest Florida real estate, it’s worth a look. Now, it can be more upscale than our other choices. But because the island is well-hidden, you feel like you’re in your own slice of heaven when you’re here. Depending on your lifestyle, this one might be just the right fit if you want to get away from it all.</p>

<p>Recently, we talked about market cycles in the real estate market. And we’ve also talked a bit about whether or not there could be a bubble. While these are higher level investing concepts, they’re important pieces to the puzzle. And this is especially true if you’re a real estate agent or investor.</p>
<p>And with my upcoming real estate investing books on the way, I wanted to share more on this topic. After all, by building a multi-million-dollar investment portfolio, I’ve gained a wealth of real-world insight that can be truly beneficial for anyone headed down the path of financial freedom. But today, I want to ask you, what phase of the market do you think we’re in right now?</p>
<p><strong>A quick look at real estate market cycles</strong></p>
<p>If you recall from our previous talk, market cycles are one concept that has treated me well during my investing career. Although it’s not the only tool we use when it comes to real estate investing,  it’s certainly a helpful one.</p>
<p>For real estate and other investment-related markets, there is a natural cycle to the market. Once you know about it, you’ll start seeing it everywhere. For our purposes, the market cycles are a declining market, an absorption phase, and an expansion. While there are nuanced aspects of each one, the main idea is simple: people naturally go through phases of fear and exuberance that affect the market.</p>
<p><strong>Putting it all into perspective</strong></p>
<p>Still, different markets might have cycles that look different. As I coach real estate agents or investors, I often point out that this fact makes experience so important. After all, although skills can transfer to a different market, how the cycle plays out in California differs from North Carolina. A savvy agent or investor is aware of this fact, and quickly adjusts their approach, as well as relying on their other tools.</p>
<p>At the same time, the nation and even the global markets today have their own cycles. In our hyper-connected world, I coach investors and agents to keep their ear to the ground. Your market can be impacted by interest rates in Europe almost as much as a new roadway project opening up an area.</p>
<p><strong>Your assessment of the present market</strong></p>
<p>Even though it’s not possible to predict the future, our job as investors and agents is to harness the trends and the cycles. And when you think about it, our friends, family, and neighbors rely on us for our expert advice. This is one of the reasons that I take my role as a real estate agent, investor, and real estate coach so seriously. By using the idea of market cycles, you can help them to better understand what they too are seeing all around them in the market. Your assessment really is that important!</p>

<p>Every month, we’ve been touring properties together in Southwest Florida. And not just any properties… real properties that you can buy <em>right now</em>. For my clients, I value balancing the data against what we’re seeing in neighborhoods throughout our area. What that means is that my team focuses on trends, but also ensures we’re identifying opportunities within those trends.</p>
<p>And for July, we have 2 more Southwest Florida properties for you. Each of these properties caught my eye for different reasons. But each represents a possible opportunity. Of course, you’ll still want to view them in person to get specifics (and I’m always happy to tour a property with you to provide you with expert advice). Still, they provide a good jumping off point to see just where the Southwest Florida real estate market is <em>today</em>.</p>

With 4 bedrooms and 2 baths, this Southwest Florida property definitely got my attention. And it’s close to the water too! The truth is that Cape Coral, affectionately known as “the Cape” by locals, has tons of water access. This means that you can enjoy plenty of our area amenities right in your own backyard. But I also love that this property is right outside Downtown Cape Coral. It’s also just a short jump to Sanibel too.</p>
<p>This home also has attractive terrazzo flooring, which is coming back in style. Also, the kitchen has been updated, it has lots of windows, and a spacious lot. Granite countertops? Yes, please! What’s not to love? The property also has a certain quaint appeal to it that I really love as well. And at this price, you know you might be looking at a deal. Might be worth an in-person look!</p>
<p><strong><a href="https://www.zillow.com/homes/for_sale/fsba,fsbo_lt/71032748_zpid/">A Possible Diamond in the Rough</a></strong></p>
<p>For first-time homebuyers or investors, you might be tempted to overlook this property at first glance. After all, from the pictures, you might be asking if there’s anything special about it. Well, that’s a great question. In how many other metro areas can you get a 3-bedroom home near beaches and other outdoor activities, and all under $150,000?</p>
<p>As central Cape Coral is seeing rising value, more and more people are starting to turn their eye toward this part of town too. But let’s talk about the property itself. With a creative mind and a touch of attention, this property could really shine. As I look over the pictures, I’m imagining all the possibilities &#8211;  and there’s plenty of them! These are the sorts of lower cost properties I look for, in possible up-and-coming areas, where smaller enhancements can transform the home completely.</p>
