Perfectly positioned just south of Fort Meyers’ Beach, this small coastal city is truly wonderful for any outdoor lover. With ever-popular Lover’s Key just nearby, you can spend all the time you want kayaking and fishing in your own backyard. At the same time, you’re not far from the true wilderness with spots like the Everglades and the Fakahatchee Strand, which both offer unparalleled adventure.

Marco Island

Another city, one that flies below the radar in terms of properties in Florida, is Marco Island. Because it’s a little more secluded, it also offers some of the best outdoors in the world. In fact, the Ten Thousand Islands are right in this area’s backyard, as part of the Everglades too. This labyrinth of waterways provides activities like kayaking, as well as wildlife watching, boating, and so much more.

St. Petersburg

Although many locals might not think of St. Petersburg as a hub for outdoor activities, you’ll find that it still offers plenty. First, the city itself is full of world-class amenities, from dining to museums. Yet, with places like Fort De Soto and Weedon Island nearby, you have so many options available to you for outdoors. Whether you’re into camping or jet skiing, the city has something for you.

Ocala

But for a change of pace, let’s look at a Florida city that offers something beyond water activities. And that option is Ocala. This is another spot that is often overlooked but has a range of choices if you love the outdoors. For one, access to the Ocala National Forest is definitely worth it. With many different areas within the forest, you can get your fix for spring swimming, hiking, camping, hunting, fishing, and more.

Cedar Key

Finally, Cedar Key is a sleepy island town founded on fishing. And it is filled with outdoor activities that are a little more off-the-beaten-path. Fishing and kayaking are two that remain the most popular, but there’s also wildlife watching, boating, and more. Of course, if you just like to get a little sun, it’s also a wonderful place simply to be outdoors while avoiding the crowds.

Recently, we discovered 5 reasons why celebrating National Vacation Rental Month can be fun. Of course, in Florida, it doesn’t take much to get us excited about a wonderful vacation in the sun. But in truth, with sites like Airbnb, more and more people are getting interested in vacation rentals. And why not? With even a modest vacation rental property in Southwest Florida, you can earn annual revenue and be investing in your future. Of course, now that you know why you should celebrate this month, what can you do to celebrate it? Great question!

Research your local attractions

One way to celebrate National Vacation Rental Month is to get to know your own local area! If you decide that owning a vacation rental nearby is right for you, you’ll have a good lay of the land already. Especially today, properties that are well-positioned to everything from hip coffee bars to downtown nightlife and more can command higher rents. This is also a good way to appreciate your neck of the woods!

Explore a new region of the country

Still, many people own vacation rentals that might be far from their main residence. You probably don’t have to guess that Southwest Florida real estate is well-known for its vacation rental market. So, on that note, explore a new region of the country, or even the world. Find out what the vacation environment is like, what tourism looks like in that region, and what the benefits and challenges might be. You can do much of this right on your own computer!

Now that you’re starting to get more familiar with areas, I recommend celebrating National Vacation Rental Month by browsing properties. It might sound simple, but I love, love, love exploring homes that might be for sale. When I think about all the possibilities, from providing an incredible vacation experience to visitors, to updating the property for increased equity, I get pretty excited!

Of course, nothing beats celebrating National Vacation Rental Month like taking a vacation of your own! But don’t just hit the road. Instead, grab a notebook and pen for your trip. This way, you can keep track of where you stay, what you like about it, and most importantly, how you or the person managing your vacation rental might make a person’s trip to the same place even more memorable.

As many of you might know, vacation rentals have represented one area of real estate that I’ve continued to enjoy. And it makes sense, given that one of the markets I’ve focused on is Southwest Florida. Because our region attracts plenty of visitors, you can imagine how in-demand vacation rentals can be in our area.

Owning a vacation rental can be considerably rewarding, in more than one way. In fact, today we’re going to look at 5 reasons that a vacation property can be beneficial. And we’re also celebrating National Vacation Month together at the same time!

Your annual return can be generous

While naysayers will tell you that a return can be difficult to attain, we’ve had a different experience. Now, I recommend choosing your market carefully and having a trusted real estate advisor. But the reality is that you can truly receive generous returns each year with solid occupancy.

Your vacation home can grow in value

Although the real estate market moves in cycles, there has been outstanding growth in Florida real estate. For many of my clients, that means we were able to choose a vacation property in an affordable, but up-and-coming area. Today, these properties have experienced value increases that have left my clients smiling.

You have an additional asset for retirement

In the Florida real estate market, it’s common for out-of-state residents to have a vacation home for decades. Then, when they’re ready to retire, they sell their first residence and make Florida their permanent home. With growing amenities and plenty of retirees, you can see why this is the case. As you can imagine, vacation homes in Southwest Florida are incredibly popular. And every year, people from all over the country (and the world) flock to our sandy shores to spend time. Whether they’re coming for a week or a few months, it’s a good idea to prepare your principal residence before you head off.

Because we live in a very popular vacation area, and I’ve helped so many clients find vacation homes, I’ve picked up a few tips on the subject. Best of all, all of these are fairly simple and easy to check off your list before you embark for our world-class beaches and amenities.

Let a neighbor know you’re leaving

Even if I’m just going away for the weekend, I like to let a neighbor know. This can provide you peace of mind as they keep an eye out on your property.

Schedule your lighting

If you haven’t yet grabbed a cost-effective tool for lighting schedules, I definitely recommend doing so before going on vacation. This way, your home will still look like it’s lived in while you’re away.

Stop the newspaper and mail delivery

On that note, we probably all know this age-old tip. But it always is worth repeating, and you can’t imagine how many times I’ve seen people forget it. You don’t want those papers piling up and signaling your house is empty!

Hire a lawn service

For Southwest Florida property owners, we have many times during the year when grass can grow inches in a week. So, I like to suggest having your lawn service stop by every 2 weeks or so, just to do a trim and touch up the landscaping, so things don’t get overgrown while you’re away.

Take care of your indoor plants

Speaking of plants, you can’t imagine how many people forget their indoor plants before they leave on vacation! If you have a neighbor or a family member stop by once in a while, they can care for your plants; otherwise, another solution will be needed.

Turn up your AC

This is another one that is especially relevant for those of us in Florida and the surrounding states. But it still applies to people throughout the country. Now, I don’t recommend turning off your AC, but merely matching the outside temperature more closely.

Check your garage door lock

We’ve talked about garage door locks previously, and this is one step you shouldn’t skip. The garage is often an entry point for burglars, because it’s less often secured and once they have access, they can easily close the garage door and take their time.

Walk your property

You might be in a hurry to get to that Southwest Florida vacation home but checking over your property ensures you don’t forget anything. From the inside and outside, I do a visual inspection that everything is in its place and as it should be.

If you’ve considered owning a home in Southwest Florida, or just about anywhere in Florida for that matter, you’ve probably heard a few “facts” about the area. But just like any part of the country, there’s a more rich and interesting story right below the surface. Truthfully, once you’ve lived here, you start to appreciate just how amazing it can be. From fascinating histories to new beginnings for the future, SWFL is multi-faceted. And today, we’re going to expel some of those myths that you might have heard!

Myth: Southwest Florida real estate is all condos

When you think of homes in Southwest Florida, you might imagine condos as far as the eye can see. And we do, in fact, have plenty of attractive condos if that’s what you’re in the market for. However, SWFL and Florida, in general, both have countless other options, from single-family homes to luxury properties.

Myth: We all live on waterfront property

While Cape Coral has unprecedented access to the water, you don’t have to be right on the water if you don’t want to. In fact, in Southwest Florida, you have the choice. Want to live on a more spacious rural property away from it all? You can do that. What about 15 minutes from the beach, but right in the center of one of our hip downtowns? You can do that too!

Myth: Florida isn’t good for new families

From single college graduates to new families, Florida is incredibly diverse. What this means is that there’s something for you no matter what your lifestyle is. And with growing amenities, including world-class outdoors, new families are more than welcome and the kids are sure to have lots to do!

Myth: It’s always hot

Yes, the summers are warm. But owning a home in Southwest Florida also means no shoveling snow… or dealing with months of endless rainy days. And in reality, our state has very pleasant winters and springs, so much so that snowbirds flock to our shores throughout these times of the year.

Myth: There aren’t many amenities

With a budding food scene, tons of craft breweries popping up, art, entertainment, and outdoors… well, you can see how Florida isn’t just beaches anymore. In the past 5 years, many cities up and down our coast have become hubs for culture and good times.

Myth: Real estate can be expensive

Now, this myth couldn’t be further from the truth. When you want to own a home in Southwest Florida, you have many affordable options. You might even be surprised to discover that our luxury real estate is more affordable compared to other parts of the country!

As your SWFL Realtor, I consider myself your source for everything local. And throughout our region, you’ll hear people talk about great places to get seafood. While we do have an almost endless amount of choices, I thought we could talk about something a little different today.

In recent years, a few places have popped up in the Fort Myers area where you can get an amazing burger J. Now, this might seem like an odd topic for a Realtor to cover, but I thought it would be fun to talk about something totally different. So, today, we’re going to take a look at a few tasty spots to grab a burger locally.

Cheeburger, Cheeburger

Let’s start with this longtime Sanibel favorite. This spot is very well-known among the locals, and when you stop by it, you’ll see why. First, the atmosphere has a 1950s diner theme, complete with some delicious milkshakes. But the burgers… coming in at several different sizes, they can have just about anything you imagine added, from eggs to onion rings and everything in between. And they are delicious!

Doc Ford’s Rum Bar and Grille

Another Sanibel favorite, Doc Ford’s is a relaxing place to grab a bite. One of my favorite parts is how simple yet elegant the atmosphere is. But, once you taste the burgers, you’ll probably fall in love with those too! This stop is known for dishes like its Campeche Fish Tacos and others, but the burger is a straightforward, tasty take on this American classic.

Ford’s Garage

Our next choice has been expanding its locations over the past few years, which is great news. In addition to having spots throughout Southwest Florida, they now have a few in the Tampa Bay area as well. Once you try out these upscale burgers, you’ll understand why people can’t get enough of them. This stop is also a lot of fun with its car-centered theme, inspired by one of our most famous snowbirds, Henry Ford himself.

Square 1 Burgers

All-natural burgers right here in Fort Myers? Square 1 Burgers is becoming a popular little spot to grab a burger that’s advertised as a higher standard. While it might not be as popular as our other choices, it can be a good place to stop in at and try out.

BurgerQue

Okay, this local favorite, with locations in Fort Myers, but also Gainesville, is one I love to recommend. It also doesn’t hurt that the ribs are known around town either. With a hip beer garden and some beefy burgers, you can understand why locals enjoy this one. But try the smothered fries if you have a chance to.

Southwest Florida has a growing foodie culture that’s right below the surface. And when you decide to buy your next property here, I’ll be happy to help you learn all about it, as well as find your dream home.

When you think of Florida, you might think of it as the perfect retirement location. And this is certainly true. However, the population is continually getting younger as well as more diverse and whether you love the island lifestyle or hip and trendy, you have choices in Florida.

When you think of Southwest Florida, you might also think about condos. And we do have plenty of attractive condos, if those are the properties you’re most interested in. As a real estate agent in Southwest Florida, I love to appreciate all the beautiful aspects of our state. And there’s plenty to love! On the one hand, we have stunning landscapes, beaches, and outdoor amenities. On the other hand, we also have gorgeous properties at affordable prices. With growing dining, art, and entertainment options, you can see why more and more people are calling our area home.

Some people are surprised to find out we have our own share of famous homes and properties in Florida. In fact, we saw recently how several of these can serve as inspiration, whether you’re buying a new home or decorating your existing home.  So, with that in mind, I’m bringing you 4 more SWFL properties that you’ll simply love. Best of all, they each have a story behind them.

The Don CeSar

Last time, we looked at a few homes in Florida that are famous, so this week, I wanted to share something a little different with you. The Don CeSar, located on St. Pete Beach is a 1920s, Jazz Age hotel that is one amazing property in Florida. Sometimes called the “Pink Lady,” it offers a truly magical look against the sandy shores of our beaches. What I also love, and it’s a bit of a well-known secret locally, is that the restaurant at the hotel has been named one of the top spots in Florida. And it’s great for a drink too.

The Henry M Flagler House

Also known as “Whitehall,” this Florida home is a mansion you have to see to believe. Located in Palm Beach, Florida, it boasts 75 rooms. Inside, you’ll find an atmosphere at this Gilded Age property that’s sure to make an impression on you. And like the Don CeSar in St. Petersburg, the exterior of the property is perfect for photos that “wow.” I especially love the tall palm trees that mark the way to the pillared front of the home.

The Oldest House Complex

But let’s switch things up a bit. Our other properties have ranged from quaint to opulent, but this one is different. In fact, in St. Augustine, Florida, you can visit the Oldest House, a property that’s been getting visitors since before 1900. Now, this property is very humble and modest. Yet, its story is one of colonial settlers and coquina limestone, pirates and restorations. It’s a reminder that Florida is a place rich in cultural history.

The Ca d’Zan

Finally, one of my all-time favorites, the Ca d’Zan is a Southwest Florida home that has plenty to see. We’ve seen before just how much inspiration can be drawn from this property when it comes to home trends. But it also highlights the popularity of Mediterranean Revival throughout Florida. It also doesn’t hurt that its story centers around the Ringling family. Oh, and the inside and exterior are wonderful to tour.
