<p>Recently, we discussed whether or not restoring or renovating a property is difficult. And as we reviewed the possibilities, I hope that you’ve been getting the sense that with each challenge, comes an opportunity. Plus, with some planning and foresight, your rehab can go much more smoothly!</p>
<p>When it comes to investment properties, I can attest that the right rehab might be well worth it. After all, I’ve personally acquired and rehabbed more than 350 properties in the course of my investing career. And whether you’re a new investor or a longtime real estate agent, we’re looking at 3 more challenges and opportunities that await you when you choose to restore a property for even more value.</p>
<p><strong>Challenge: No one can predict what the future holds</strong></p>
<p>In our last article, we saw how a rehab of an investment property might not always go as planned. And this is why learning patience and flexibility, along with having a sound plan, can go a long way. At the same time, it’s important to remember that no one can predict the future as a whole. When you understand this fact, you can better account for the risks <em>and</em> the rewards in your planning.</p>
<p><strong>Opportunity: You can connect with an experienced investor who has a tested model</strong></p>
<p>To help you on this journey there are many tools and models that you can use to manage those risks and rewards. After personally buying and selling over 350 investment properties, I’ve learned the power these can have, as well as the importance of having a real estate mentor, so you can avoid the pitfalls that many new investors encounter.</p>
<p><strong>Challenge: A property renovation can be a big undertaking</strong></p>
<p>Bottom-line: is renovating a property for investment a challenge? Sure, it can be. And of course, some properties are easier than others. It’s important to recognize this reality. But if it was so easy that anyone could do it, would you expect there to be much reward in it?</p>
<p><strong>Opportunity: You get to enjoy the rewards</strong></p>
<p>On that note, let’s talk about the rewards. This is where there’s a huge opportunity. Because many new investors and real estate agents forget to plan, manage, and reach their goals, they might not get to enjoy those rewards. However, when you put a well-considered plan into action, the rewards can be in the millions, literally!</p>
<p><strong>Challenge: Navigating the world of permits, taxes, and more</strong></p>
<p>How many people do you know that like to talk about permits? Or taxes? And that’s only the start. When you rehab a house for investment value, you’re talking about many different skills and areas of knowledge. This can be a challenge for many.</p>
<p><strong>Opportunity: Developing your skill and knowing who you can trust</strong></p>
<p>But the story is so much bigger here. Sure, knowing all those factors can be a challenge. However, the opportunity is that you get to grow deeper in your own skills while developing a network of trusted professionals that are with you every step of the way.</p>

<p>The longer answer is more involved and unique to your situation, but one fact remains. Over the course of my career, I’ve helped countless people of all backgrounds attain their financial goals. This is as much true in Minnesota as it is Florida and beyond. Armed with the right tools and an approach that works, anyone can move forward in their desire to generate wealth.</p>
<p>But what makes me so sure and how can it be possible for anybody anywhere? Let’s find out together.</p>
<p><strong>My own personal investment story </strong></p>
<p>With my upcoming investment book series, you’ll have a chance to read all about how I took $5,000 and turned it into millions. But to give you a sense of why I believe financial freedom is possible for anyone who wants it… Once upon a time, I was a single mother with two young children and almost no financial resources, at least not the type you hear about in other investment stories. Today? I assist countless clients across the country in launching their own successful real estate endeavors.</p>
<p><strong>The stories of financial freedom from my clients</strong></p>
<p>But there’s more to it than just my own personal story of investment success. In my upcoming books, I also highlight the stories of everyday people who I’ve helped attain financial freedom. And I really do want to stress “everyday people.” We’re talking about everyone from brand-new real estate agents to contractors with a dream. I’ve seen it an endless amount of times and been part of these stories in big ways.</p>
<p><strong>There is no one size fits all solution to financial freedom</strong></p>
<p>As a successful investor, I’ve also discovered that there’s not one solution that applies to everyone. And that makes sense, because there’s also not one story that fits for everyone either. Now, that doesn’t mean that I haven’t developed a number of tools and models. However, it does mean that being keyed into your unique financial situation is vital. This is also why I’m such a strong proponent to having a real estate investment coach that’s been there.</p>
<p><strong>Finding a mentor that helps fit your plan to your goals</strong></p>
<p>And while there’s no one-size-fits-all story, there’s also not one single goal that everyone has with real estate investing. Think about it for a minute…. A hard-working couple is about to have their first child, and they’d like to explore whether they can upgrade their home and rent out their original residence. Or what about an ambitious contractor who’s realized that they can flip distressed properties by leveraging their skills? These two people will have completely different goals and the advice I give them would be totally different. And that can make all the difference.</p>

<p>And as your source for everything real estate, I wanted to take a moment to look at a few completely different home enhancements. Each of these has their own story to tell, but manage to bring together their unique style to make the most of their space.</p>
<p><a href="https://www.houzz.com/projects/848231/mcelroy-renovation">A Natural, Mid-Century Modern Gem Comes Alive in Philadelphia</a></p>
<p>First of all, I’m in love with this Mid-Century gem. Built in 1968, this home looks like it had that subtle charm that you had to see to recognize. And by recognizing the possibilities, these property owners have really made this property shine. One of the biggest factors that I love is the warm, natural highlights throughout the home. But the use of minimal, Mid-Century accents brings this property to a whole new level. With new appliances and a re-do of kitchen and bathrooms, this treasure went from drab to photo-worthy that quickly. And it’s clear that McElroy Renovation has an eye for detail and remarkable design pairings.</p>
<p><a href="https://www.houzz.com/projects/911452/gosherd-valley-cottages-rehab">A Farmhouse Property Rehab in Missouri that will Amaze You</a></p>
<p>This property breaks away from many of the others we’ve looked at in recent months. In terms of style and property investment, it’s something unique. And when you see the rehab photos, you’re going to be surprised. As an investment property, the owners have created a cute cottage retreat that looks like an incredible bed and breakfast. Probably one of the aspects I like best about this rehab is the paint choices. But this goes to show you that even big rehab projects can turn out amazing. <p><a href="https://www.houzz.com/projects/665259/chicago-gut-rehab">A Whimsical, but Refined Chicago Rehab</a></p>
<p>Finally, we have a Chicago rehab that’s a special treat. So often, we look at styles that are attractive, but largely what you might expect. However, this one really takes advantage of current trends to create something out of the ordinary. But by pairing bold, whimsical elements with a clean look and plenty of whites and blacks, the owners have a look that’s fun, but sophisticated. I also like the look of the kitchen, where stainless steel and big, bold lighting come together in an attractive way that compliments the whole.</p>
