<p>Recently, we discussed whether or not restoring or renovating a property is difficult. And as we reviewed the possibilities, I hope that you’ve been getting the sense that with each challenge, comes an opportunity. Plus, with some planning and foresight, your rehab can go much more smoothly!</p>
<p>When it comes to investment properties, I can attest that the right rehab might be well worth it. After all, I’ve personally acquired and rehabbed more than 350 properties in the course of my investing career. And whether you’re a new investor or a longtime real estate agent, we’re looking at 3 more challenges and opportunities that await you when you choose to restore a property for even more value.</p>
<p><strong>Challenge: No one can predict what the future holds</strong></p>
<p>In our last article, we saw how a rehab of an investment property might not always go as planned. And this is why learning patience and flexibility, along with having a sound plan, can go a long way. At the same time, it’s important to remember that no one can predict the future as a whole. When you understand this fact, you can better account for the risks <em>and</em> the rewards in your planning.</p>
<p><strong>Opportunity: You can connect with an experienced investor who has a tested model</strong></p>
<p>To help you on this journey there are many tools and models that you can use to manage those risks and rewards. After personally buying and selling over 350 investment properties, I’ve learned the power these can have, as well as the importance of having a real estate mentor, so you can avoid the pitfalls that many new investors encounter.</p>
<p><strong>Challenge: A property renovation can be a big undertaking</strong></p>
<p>Bottom-line: is renovating a property for investment a challenge? Sure, it can be. And of course, some properties are easier than others. It’s important to recognize this reality. But if it was so easy that anyone could do it, would you expect there to be much reward in it?</p>
<p><strong>Opportunity: You get to enjoy the rewards</strong></p>
<p>On that note, let’s talk about the rewards. This is where there’s a huge opportunity. Because many new investors and real estate agents forget to plan, manage, and reach their goals, they might not get to enjoy those rewards. However, when you put a well-considered plan into action, the rewards can be in the millions, literally!</p>
<p><strong>Challenge: Navigating the world of permits, taxes, and more</strong></p>
<p>How many people do you know that like to talk about permits? Or taxes? And that’s only the start. When you rehab a house for investment value, you’re talking about many different skills and areas of knowledge. This can be a challenge for many.</p>
<p><strong>Opportunity: Developing your skill and knowing who you can trust</strong></p>
<p>But the story is so much bigger here. Sure, knowing all those factors can be a challenge. However, the opportunity is that you get to grow deeper in your own skills while developing a network of trusted professionals that are with you every step of the way.</p>

<p>You might have thought once or twice about restoring or renovating a property, whether you’re a new investor or a longtime real estate agent. After all, as home prices continue to gain extraordinary value in areas throughout the country, more people are asking what it takes to renovate.</p>
<p>And after decades in the business, buying and selling countless properties, I can say without question that renovating can be worth it. And I don’t just mean in the investment aspect, though there’s that too. After winning awards for my renovations, I can say that there’s also a certain amount of accomplishment and pride in it all, especially when you see the home go to someone who will love it.</p>
<p>But let’s take a look today at the challenges and rewards of renovating a property for investment value.</p>
<p><strong>Challenge: Every property is different</strong></p>
<p>If you’ve checked out a few properties, you’re probably already getting a sense that every single one of them is different. And when you think about real estate, the possibilities really are endless… but so are the choices and what you need to know. When you set out to renovate a property, this can be a big challenge.</p>
<p><strong>Opportunity: You can make your renovation property stand out</strong></p>
<p>Research the history of the home, the area, and the architectural style. Check up on the latest trends and imagine how you might incorporate them into this property. While some people are overwhelmed by the sheer number of possibilities, when you harness them, you can truly make your property shine.</p>
<p><strong>Challenge: A restore or renovation of a property requires many skills</strong></p>
<p>Plumbing, landscaping, decorating, knowledge of tax advantages, and more. I could make a list a mile long of all the skills I’ve had to be familiar with in the course of my career renovating properties. It certainly makes you appreciate just how complex something as simple as a house can be!</p>
<p><strong>Opportunity: You can develop your network</strong></p>
<p>But you don’t have to do it all yourself. In fact, I recommend getting a team! You’ll want to connect with vendors you can trust, and once you have, the potential is huge. Through my career, I’ve amassed a deep network of professionals from Minnesota to Florida. And every one of them has helped build my vision of property renovation.</p>
<p><strong>Challenge: It doesn’t always go as planned</strong></p>
<p>You might have seen a TV show or two where even semi-experienced property investors get caught in a renovation. Because of what we’ve seen above, you can imagine that there will be a few curveballs thrown your way on occasion. This can be a remarkable challenge for almost anyone.</p>
<p><strong>Opportunity: Use your patience and flexibility, but have multiple exit plans</strong></p>
<p>My model for real estate investment has been founded on flexibility and being able to adapt. Whenever those curveballs come my way, I’m ready to pivot and make the necessary decisions to preserve my initial investment. What does that look like?</p>

With sites like Houzz and others, it’s never been easier to see rehab projects that are really impressive. And as a real estate agent and investor of many years, I love to browse the possibilities online. There’s some amazing homes out there!</p>
<p>So, with that in mind, we’re going to take a look at 2 more rehabs today. Each one unlocks the potential of these properties in an attractive way that’s sure to catch your eye. These properties are perfect for getting ideas for your current property or even your next dream home!</p>
<p><a href="https://www.houzz.com/projects/1025865/before-and-after-new-old-house/">A Classic Property Updated and Refreshed</a></p>
<p>If you’re not familiar with the American Foursquare style, it’s defined by more square, generous porches, and 4 large rooms per floor. Popular in the early 1900s, it’s a historic look that doesn’t get enough attention. And for this rehab, the designers have elevated this Boston home to something magical. But don’t take my word for it, just check out the photos at the link above!</p>
<p>The difference between the before and after shots is very telling. What was once a home with a drab feel to it has been completely changed. By lightening many of the elements in the home, most notably the paint outside, the heaviness has been lifted and everything feels fresh. With a few farmhouse touches throughout, this property has merged classic and contemporary in a wonderful way.</p>
<p>By shifting away from the dark blue outside, the owners were also able to add those subtle touches that I love. One such example is the light blue door that frames the entryway. But the lighting above the dining room is the real magic touch for this one that won a Best of Boston Home award!</p>
<p><a href="https://www.houzz.com/projects/332394/beverly-hills-remodel-before-after-shots">A True Beverly Hills Makeover</a></p>
<p>For our next rehab before and after, look no further than Beverly Hills. Real Estate here is fairly well-known throughout the country, at least in part. And with this rehab, we can see another example of how drab and old, even in a place like Beverly Hills, transforms into amazing.</p>
<p>One of the factors that I enjoy about this makeover is how the designer differentiated the rooms in a complementary way. Doing this isn’t always easy, but when you look at the photos, you can tell a lot of thought must have gone into the look. There’s a warm balance throughout the home, but in a way that gives each room its own experience. In some cases, you can see how a mere change of color on the walls can make all the difference for characterizing a room. Love it!</p>

<p>Recently, we saw how home security doesn’t have to be an expensive ordeal. In fact, there are numerous cost-effective solutions that can give you peace of mind. And this is true no matter what part of the country you live in.</p>
<p>While Southwest Florida remains a relatively safe and affordable place to live (with tons of amenities too), you can never be too careful. So, I like to recommend these items that can bring that added security to any home. And this week, we have even more choices that won’t break the bank!</p>
<p><strong>Window alarms</strong></p>
<p>This item is incredibly low cost and can cover an access point that many people forget about. By placing a small device on the windows, you now have the ability to be alerted if it’s broken on the other end of the house.</p>
<p><strong>Doorbell camera</strong></p>
<p>This one has been gaining in popularity in recent years. With a doorbell camera, you can see and sometimes even interact with, the person on the other outside <em>before</em> you choose to open the door.</p>
<p><strong>Door peephole</strong></p>
<p>If a doorbell camera isn’t your thing, at the very least, grab a door peephole if you don’t already have one. Not everyone is aware that you can install one yourself fairly easily, and they’re very cost-effective!</p>
<p><strong>Upgraded locks</strong></p>
<p>Speaking of doors, I also like to recommend upgrading your deadbolt. You might already have one installed, but not all deadbolts are the same. By spending a few more dollars, you can get one that’s a bit better… which brings us to our next item…</p>
<p><strong>Deadbolt re-enforcement </strong></p>
<p>On the subject of deadbolts, security experts will tell you… a door with a deadbolt is still trivially easy to kick in. By adding thicker screws and a better plate, both of which are cheap, you can make it somewhat more difficult to kick in on the first kick. You definitely don’t want to go overboard, but a minor upgrade is a good idea.</p>
<p><strong>Motion sensor lights</strong></p>
<p>I also like to add motion activated lights around my own property. These are decently priced and can light up your entire backyard in some cases. While an occasionally windy night might trip them, you still have peace of mind for many nights out of the year.</p>
<p><strong>Garage door alarm</strong></p>
<p>We saw in our last article on home security how a garage door lock is a great idea. But you can also add an alarm too! This way, if the door is somehow opened at night or while you’re away, you and your neighbors will be alerted.</p>
<p><strong>A secure, fire safe</strong></p>
<p>You might not think of this item as a home security item at first, but in reality, it is one. Although a small safe isn’t going to stop someone from carrying it off, keeping your documents secure during a fire is one aspect of home security many people forget about.</p>

<p>Now, as a Southwest Florida Realtor, I get to tour countless homes during my month. But with the Internet, you have the power to get ideas too, and we’re doing exactly that today!</p>
<p><a href="https://www.houzz.com/projects/362271/westchester-rehab">Distinctly Modern and Completely Inviting</a></p>
<p>Last time, we saw a property with an attractive Mid-Century Modern look, but this rehab is something else. In addition to being bright and open, it also has a distinctive warmth to it that is truly touching. While a splash of color on your walls might bring out the best in your rehab, this property went a slightly different direction. By going with white, including a white ceiling, the hardwood flooring becomes the centerpiece. In a way, the subtle lines of the wood ceiling also enhance this feeling as it captures the Mid-Century Modern look. Still, I love the touch of the seashore in some of the pictures.</p>
<p>Now, it would be nice to see the before and after shots, but with a property like this, a great deal of the rehab is magnifying what’s already there even more. This is often true with historic or semi-historic homes that don’t need heavy-duty restoration. Finally, the outdoor area adds the finishing touches to a property that is very handsome.</p>
<p><a href="https://www.houzz.com/projects/835783/woodland-heights-home">A Colonial Revival Takes it to the Next Level</a></p>
<p>If you enjoyed browsing our first property, you’re going to really fall in love with this one and I sure you’ll see how the property is a design inspiration. In fact, for this rehab, there are many similar elements as our previous one, but with a totally different feel! Yet, the home is so warm and inviting, with a clean, refreshing look that I can’t get over. But there are a few elements that I simply must point out.</p>
<p>First, the historic blue they’ve chosen is attractive for this property, and I see a few modern-ish looking pieces slipped in throughout. The furniture feels like it’s pulling things together in a way that doesn’t offset the home’s 1800s history. But those doors! You could almost miss them if you look too quickly, but the craftsman style and the barndoor style are lovely. Then, once you consider the brick, the hardwood floors, the wonderful railing of the staircase… well, you can probably see why I chose it for this article.</p>

<p>Recently, we’ve been taking a look at how properties with potential can go from drab to dazzling in the blink of an eye. As a long-time real estate investor, I love to tackle a rehab that brings added value to a property <em>and</em> makes it look incredible. There’s simply nothing that compares.</p>
<p>At the same time, if you’re new to the investing or rehab game, you might be wondering what the rules really are. Ultimately, every single property is slightly different, but over the decades, I’ve learned several guidelines that are flexible enough to apply across the board. And today, we’re going to take a look at them, so you can become a pro yourself.</p>
<p><strong>Utilize your attention to detail</strong></p>
<p>From the moment you step into your potential rehab, you should start noting the details. And depending on your property, we may be talking about going beyond a quick paint job or new carpet. The reality is that you want to update the home in ways the compliment that specific property.</p>
<p><strong>Research the area properties</strong></p>
<p>When you’re rehabbing a property, before you buy, you should be looking at the comps in that area. Next, I also recommend getting a sense of what may be trending as well, in terms of home amenities or styles. This can help give you perspective as you make your decisions.</p>
<p><strong>Get a sense of the national design trends</strong></p>
<p>And speaking of styles, design trends that are going national are also a source of inspiration. While not every trend will match your rehab, some might, and others may even be expected. A great example of this is the recent sweeping trend of stainless steel appliances.</p>
<p><strong>Forget your personal preferences</strong></p>
<p>One more comment on styles and upgrades. When rehabbing, you might be tempted to add <em>exactly</em> what you would love in that property. And sometimes that’s okay, if it’s right for the property and commands a higher price in the end. There’s also something to be said for a subtle personal touch, but on the whole, you should forget about the personal preferences that might clash with the property or make it more difficult to sell or rent.</p>
<p><strong>Understand your permits</strong></p>
<p>In many cases, when you’re rehabbing your property, you’ll need to pull permits. Now, if you have a professional team at the ready, they may handle all of this for you. However, I still like to have a general idea of the permitting process for a rehab, at the very least to factor into budgeting ahead of time.</p>
<p><strong>Know your budget</strong></p>
<p>I can tell you that if you’re new to rehabbing, you might want to consider pairing up with a seasoned mentor. This is because too often, those who are new to the game can overblow their budget. In fact, it can be very easy to do, even if you have a rehab or two under your belt. By knowing your budget is spot on you’ll ensure that your rehab works for you.</p>
<p><strong>Pay attention to timing and schedules</strong></p>
<p>You do have a timeline for your rehab, right? It’s rather easy for a potential rehab to stretch on indefinitely if you don’t have a firm schedule. That doesn’t mean you can’t be flexible, but having a timeline allows you to track where you need to be to start getting your investment back in the most optimal way.</p>

<p>For those of you who regularly follow my articles, you know how much I love sharing tips and tricks that go beyond the commonplace. In fact, you’re probably not surprised to find out that I love everything about real estate, from buying and selling to decorating and landscaping.</p>
<p>And one of the biggest aspects of real estate, in Southwest Florida or anywhere, that I consider is the <em>potential</em> of a property. This is because you can often find homes that are considerably marked down in price compared to their neighbors, and all because someone has yet to see the hidden possibilities in that property.</p>
<p>But how do I hone my skills for spotting potential and unlocking it? Although there are a few other tools I use, I enjoy browsing photos of other homes that have been transformed or enhanced. And today, we’re going to browse together to get ideas and see exactly what brings out the potential of 2 Houzz homes.</p>
<p><strong><a href="https://www.houzz.com/projects/864273/renovation-and-addition-in-stuart-florida">Rehab of Tropical Real Estate in Southwest Florida</a></strong></p>
<p>You are going to be totally blown away by this image gallery of a quaint piece of real estate in Southwest Florida. Located in Stuart, Florida, just a few hours from where I am, this home was originally a drab, somewhat boring property. Looking at the images, you might wonder whether this property would even be worth touring.</p>
<p>Yet, once it was rehabbed, you can see that it went from underwhelming to a property that likely would command a significant sum over purchase price. I love that something as simple as a paint job truly made it shine and fit more to the landscape. And the new design elements are right on-point, in addition to the attractive new landscaping. But the outdoor area is a transformation you have to see to believe.</p>
<p><strong><a href="https://www.houzz.com/projects/1506038/1951-mid-century-modern-home-remodel-before-and-after">Incredible Mid-Century Modern Rehab</a></strong></p>
<p>For real estate in Southwest Florida, we have a large diversity of styles when it comes to design. Of course, one style that is trendy right now is the Mid-Century Modern vibe. And for this kitchen overhaul, you’ll find this approach has been captured in a wonderful way. Now, the original kitchen isn’t bad and is even a little quaint. However, the owners saw a bit more potential lurking under that veneer. I like this one particularly for its clean, but natural look. It maintains a sense of warmth that transcends other more sterile modern approaches that rely on white.</p>

At the same time, you’ll be adding an extra touch of refinement to your kitchen while gaining basic skills you can use in other projects.</p>

<p>If you’ve recently moved into a new home, and you’re not ready to buy a new bed, swapping out the headboard can be a fun project. Whether we’re talking about a natural slab of wood or an interesting fabric over a frame, this project gets you thinking style. And in reality, it’s not too challenging to create something that brings more detail to your sleeping area.</p>

When you buy a home, one of the very first projects you can do to make it yours is adding your own window treatments.</p>

<p>The Ana White site is filled with woodworking-related projects of various skill levels. And this is one of the easiest. In addition, they’re cost-effective, and when it comes down to it, do you really need amazingly attractive garage storage? These should do the trick just fine.</p>

But when it comes down to it, there are several areas of SWFL real estate that are becoming trending spots to enjoy. And these 3 additional choices represent that same balance we saw recently between amenities, cost-effective pricing, and enjoyable lifestyles.</p>
<p><strong>Downtown Fort Myers for Vibrant Amenities</strong></p>
<p>If you live in the general Southwest Florida area, you may have had a chance to spend time in Downtown Fort Myers. Over the past 5 years, this little downtown has continued to grow and flourish, with plenty more on the way. And what I love best about this is the additional amenities beyond just the dining (though the dining is excellent too). For example, the Edison and Ford Estate is right down the road, as is the Caloosahatchee River. This trending spot is definitely worth a look for being at the center of it all, but with a smaller city feel to it.</p>
<p><strong>Central Cape Coral for Quiet but Fun</strong></p>
<p>Now, central Cape Coral has always been a bit of a hot spot for SWFL real estate. When you see just how much access our properties have to the water, you&#8217;ll be amazed. But there&#8217;s something else that&#8217;s been taking place in this spot over the past few years. Our smaller downtown core is starting to really re-vitalize, and more people are seeing how this area will be up-and-coming in the next few years in terms of amenities. Still, the cost of real estate, especially if you look just a bit further in northern Cape Coral, is equally amazing.</p>
<p><strong>Sanibel Island for Growing Upscale Living</strong></p>
<p>In our area, Sanibel Island is another one of those “best-kept secrets” that people love. We&#8217;ve mentioned it before as a consideration for but this year will likely be even bigger for Sanibel. That&#8217;s because the island is an incredible mix of upscale living, paradise retreat, and quaint places to eat and drink. Now, there are many properties in the millions on the island. But if you know the area well, like my team does, there are occasionally a few lots that are more affordably priced. And there&#8217;s a good chance this year Sanibel will truly enjoy even more attention.</p>
