The truth is that our state is incredibly diverse, and there’s so much to discover, whether you love the foodie scene or the beaches. In addition, for many people who decide to call Florida “home,” the outdoors is a big attraction. Of course, it’s not just all beaches, as we’ll find out in a moment. But this week, I wanted to share with you outdoor lovers some of the best cities just for you. After reading, if you’re thinking about buying property here, reach out and let’s talk about your options!</p>
<p><strong>Bonita Beach</strong></p>
<p>Perfectly positioned just south of Fort Meyers’ Beach, this small coastal city is truly wonderful for any outdoor lover. With ever-popular Lover’s Key just nearby, you can spend all the time you want kayaking and fishing in your own backyard. At the same time, you’re not far from the true wilderness with spots like the Everglades and the Fakahatchee Strand, which both offer unparalleled adventure.</p>
<p><strong>Marco Island</strong></p>
<p>Another city, one that flies below the radar in terms of properties in Florida, is Marco Island. Because it’s a little more secluded, it also offers some of the best outdoors in the world. In fact, the Ten Thousand Islands are right in this area’s backyard, as part of the Everglades too. This labyrinth of waterways provides activities like kayaking, as well as wildlife watching, boating, and so much more.</p>
<p><strong>St. Petersburg</strong></p>
<p>Although many locals might not think of St. Petersburg as a hub for outdoor activities, you’ll find that it still offers plenty. First, the city itself is full of world-class amenities, from dining to museums. Yet, with places like Fort De Soto and Weedon Island nearby, you have so many options available to you for outdoors. Whether you’re into camping or jet skiing, the city has something for you.</p>
<p><strong>Ocala</strong></p>
<p>But for a change of pace, let’s look at a Florida city that offers something beyond water activities. And that option is Ocala. This is another spot that is often overlooked but has a range of choices if you love the outdoors. For one, access to the Ocala National Forest is definitely worth it. With many different areas within the forest, you can get your fix for spring swimming, hiking, camping, hunting, fishing, and more.</p>
<p><strong>Cedar Key</strong></p>
<p>Finally, Cedar Key is a sleepy island town founded on fishing. And it is filled with outdoor activities that are a little more off-the-beaten-path. Fishing and kayaking are two that remain the most popular, but there’s also wildlife watching, boating, and more. Of course, if you just like to get a little sun, it’s also a wonderful place simply to be outdoors while avoiding the crowds.</p>

<p>Now, there are a few days in the winter that you might not be grilling. But only a few. Owning a home in Southwest Florida means that you can spend time with friends and family in the backyard almost any day you want.</p>

<p>From luxury condos to rehabbed modern ranch houses, Southwest Florida homes have a lot to offer. The best part is that they remain cost-effective at the same time!</p>

<p>Every month, we’ve been touring SWFL properties together. And during that time, we’ve seen real deals that are available <em>right now</em>, not hypothetical properties. Why is this so important?</p>
<p>When you’re buying a home, in Southwest Florida or anywhere in the country, it’s important to look at a few factors. First, your Realtor should be familiar with the trends in your area. How does that matter? Knowing the direction of your market, as well as aspects involving pricing, square footage, and others, can make a huge difference during a real estate transaction.</p>
<p>I’m also a big proponent of getting an “on the ground” look at properties in your area. By looking at many properties, and by pairing those tours up with data, you’ll be getting both perspectives. And that can mean saving considerable money.</p>
<p>So, without further ado, here are your SWFL properties for August. Let’s take a look!</p>

<p>As Southwest Florida and Central Florida are continuing to grow, more people are looking for value in places that are under-the-radar. Well… these spots are under-the-radar for now, but in the near future, that will likely not be the case. Take This property in Port Charlotte, for example. This modest home is under $100,000 and looks fairly well-cared for. On the same token, there’s room for improvement, and as more people head from the North Cape to Port Charlotte, this one could make for an interesting investment.</p>
<p><a href="https://www.zillow.com/homedetails/115-Highview-Ave-Lehigh-Acres-FL-33936/45391888_zpid/">A Well-kept Property with Water Access</a></p>
<p>Now, this property in Lehigh Acres is also an affordable choice that appears well-kept. Where can you get a waterfront property in a wonderful climate, and all for under $200,000? This area of Southwest Florida is a spot in the Fort Myers metro that’s getting more investor attention. And since that interest is only getting started, prices still remain muted, offering possible opportunities. Another factor to consider here is that you’re also only a modest drive from Downtown Fort Myers, the Cape, and ever-popular Sanibel.</p>

<p>Our final property is located in trendy Sarasota. It’s also a SWFL property that might work for a possible retirement, but in reality, with 2 beds and 2 baths, it could go either way. What I love about this one is that it’s attractive, affordable, and close to amenities. The new roof is also a factor in this one as well, and with a community pool, instead of one on the property itself, it might represent a value for someone looking for less upkeep, but a home that still hits a certain standard for their lifestyle.</p>

<p>Whether you’ve inherited a condo from a family member or you’re considering an investment property, you’ve probably wondered whether a property management company is right for you. Well, today, we’ll look at 5 considerations when making your decision. Each question will help you determine what will work best for your rental unit.</p>
<p><strong>Is Property Management Worth Your Time?</strong></p>
<p>For many of my clients, interacting with tenants and caring for a property is something they simply don’t have time for. After all, if you’re busy with a career and family, your time is likely better spent doing other activities. This frees you up to focus on what’s important to you, while still earning a return from your rental.</p>
<p><strong>How familiar are you with all the legal ins and outs?</strong></p>
<p>As a professional in property management, I can assure you that there’s more to rentals than just collecting a check. Many individuals who try to manage their property on their own risk running afoul of the law. And because there are many different factors to know about for what you can and can’t do, it can feel complicated and overwhelming to many.</p>
<p><strong>How quickly can you fill your property with new tenants?</strong></p>
<p>I can’t tell you how many times I’ve seen a rental property sit vacant, because an owner or even an agent doesn’t fill it quickly enough. And that time equals money. After decades in the industry, I can assure you that you don’t want that property sitting without tenants in it. What often happens is that you might unexpectedly lose a tenant when they move or buy a home. And then you’re left scrambling to fill your property.</p>
<p><strong>Do you want to stop by regularly?</strong></p>
<p>Now, if you don’t live in the area, you probably won’t be able to visit your rental property very often. But even for landlords that do live nearby, stopping by on a monthly schedule, for example, can be a challenge. Yet, you want to ensure that your property is being well-cared for by your tenants. And when you go with a property manager, you’ll have someone whose job it is to check up on properties.</p>
<p><strong>What about dealing with tenant issues?</strong></p>
<p>Probably one of the biggest reasons that property management might be right for you is tenant management. Don’t get me wrong; many tenants are absolutely wonderful. I’ve found that when you treat them with respect, most people are very happy to safeguard your most valuable asset. However, occasionally, you might have a more challenging tenant. Because I use objective criteria to place tenants, there’s a lower chance of issues, but when they happen, you want someone you can trust to handle them.</p>

<p>As many of you might know, vacation rentals have represented one area of real estate that I’ve continued to enjoy. And it makes sense, given that one of the markets I’ve focused on is Southwest Florida. Because our region attracts plenty of visitors, you can imagine how in-demand vacation rentals can be in our area.</p>
<p>Owning a vacation rental can be considerably rewarding, in more than one way. In fact, today we’re going to look at 5 reasons that a vacation property can be beneficial. And we’re also celebrating National Vacation Month together at the same time!</p>
<p><strong>Your annual return can be generous</strong></p>
<p>While naysayers will tell you that a return can be difficult to attain, we’ve had a different experience. Now, I recommend choosing your market carefully and having a trusted real estate advisor. But the reality is that you can truly receive generous returns each year with solid occupancy.</p>
<p><strong>Your vacation home can grow in value</strong></p>
<p>Although the real estate market moves in cycles, there has been outstanding growth in Florida real estate. For many of my clients, that means we were able to choose a vacation property in an affordable, but up-and-coming area. Today, these properties have experienced value increases that have left my clients smiling.</p>
<p><strong>You have an additional asset for retirement</strong></p>
<p>In the Florida real estate market, it’s common for out-of-state residents to have a vacation home for decades. Then, when they’re ready to retire, they sell their first residence and make Florida their permanent home. With growing amenities and plenty of retirees, you can see why this is the case. And during that entire time that they were getting an annual return, they were also planning for those sun-filled retirement days.</p>

<p>Recently, we saw how home security doesn’t have to be an expensive ordeal. In fact, there are numerous cost-effective solutions that can give you peace of mind. And this is true no matter what part of the country you live in.</p>
<p>While Southwest Florida remains a relatively safe and affordable place to live (with tons of amenities too), you can never be too careful. So, I like to recommend these items that can bring that added security to any home. And this week, we have even more choices that won’t break the bank!</p>
<p><strong>Window alarms</strong></p>
<p>This item is incredibly low cost and can cover an access point that many people forget about. By placing a small device on the windows, you now have the ability to be alerted if it’s broken on the other end of the house.</p>
<p><strong>Doorbell camera</strong></p>
<p>This one has been gaining in popularity in recent years. With a doorbell camera, you can see and sometimes even interact with, the person on the other outside <em>before</em> you choose to open the door.</p>
<p><strong>Door peephole</strong></p>
<p>If a doorbell camera isn’t your thing, at the very least, grab a door peephole if you don’t already have one. Not everyone is aware that you can install one yourself fairly easily, and they’re very cost-effective!</p>
<p><strong>Upgraded locks</strong></p>
<p>Speaking of doors, I also like to recommend upgrading your deadbolt. You might already have one installed, but not all deadbolts are the same. By spending a few more dollars, you can get one that’s a bit better… which brings us to our next item…</p>
<p><strong>Deadbolt re-enforcement </strong></p>
<p>On the subject of deadbolts, security experts will tell you… a door with a deadbolt is still trivially easy to kick in. By adding thicker screws and a better plate, both of which are cheap, you can make it somewhat more difficult to kick in on the first kick. You definitely don’t want to go overboard, but a minor upgrade is a good idea.</p>
<p><strong>Motion sensor lights</strong></p>
<p>I also like to add motion activated lights around my own property. These are decently priced and can light up your entire backyard in some cases. While an occasionally windy night might trip them, you still have peace of mind for many nights out of the year.</p>
<p><strong>Garage door alarm</strong></p>
<p>We saw in our last article on home security how a garage door lock is a great idea. But you can also add an alarm too! This way, if the door is somehow opened at night or while you’re away, you and your neighbors will be alerted.</p>
<p><strong>A secure, fire safe</strong></p>
<p>You might not think of this item as a home security item at first, but in reality, it is one. Although a small safe isn’t going to stop someone from carrying it off, keeping your documents secure during a fire is one aspect of home security many people forget about.</p>

<p>Around this time every year, Floridians from Fort Myers to Pensacola are reminded about one fact of living in this paradise. And that’s that we need to prep for hurricane season. Now, this month, we’ll look at understanding extreme weather in our state, but if you’re thinking about buying a property here, being prepared can make a huge difference.</p>
<p>At the same time, it can also give you a lot of peace of mind. Of course, because the list of storm names for the season has been released, plenty of Floridians are already starting their hurricane preparations. And your source for all things Florida is here to help you do the same, whether you’re a longtime resident or just buying your first property in the state!</p>
<p><strong>Review your flood and hurricane insurance</strong></p>
<p>I can’t stress how important this prepping step is when it comes to hurricane season. Too often, I see homeowners in SWFL neglect this step until the last minute. Don’t put that kind of stress on yourself, and instead, make sure you’re ready ahead of the season.</p>
<p><strong>Learn your flood zones and evacuation routes</strong></p>
<p>Throughout Florida, residents should also be familiar with how their property (or potential property) could be affected. Knowing which flood zone you’re in, as well as the best route to take in an emergency can go a long way.</p>
<p><strong>Know when you’ll leave</strong></p>
<p>On that note, let’s spend a second talking about evacuation. Now, in Southwest Florida, it doesn’t happen often. However, in the path of Irma last season, many residents chose to leave. But as time goes on, gas becomes scarcer as people stock up. So, it’s a good idea to know when you might leave if you decide to do so. On that topic, watching storms as they enter the Gulf is a pastime for many residents.</p>
<p><strong>Check your emergency supplies</strong></p>
<p>Speaking of gas, you don’t want to wait until the last minute to create an emergency supply box. Across the internet, you can find lists of what you should include in yours. But waiting until a storm is nearing can mean difficulty getting items at the store. This is especially true when it comes to bottled water.</p>
<p><strong>Create a list of contacts</strong></p>
<p>Whether we’re talking about your friends and family or government information lines, you need to have your contact numbers quick at hand. It might sound a little “old school,” but just in case we lose power and you can’t charge your phone, you might also want to keep this list on paper. That way, you can even use someone else’s phone in your party without worry of having the numbers you need.</p>
<p><strong>Consider upgrading your home’s hurricane security</strong></p>

<p>When we start the spring and summer seasons, my thoughts always turn to home decorating. Maybe it’s because I’m a Southwest Florida realtor, or maybe it’s because dressing up your home by the seasons is just so much fun… in either case, there’s a chance that you enjoy this activity as much as I do. And really, home decorating is perfect whether you’re a long-time resident in your area or on the hunt for your next home across the country. Every season and locale hold their own special choices to make a home all your home. To capture just a hint of the possibilities for spring and summer in 2018, we’re taking a look at a few pieces that can really bring even more life to your home.</p>
