<p>For Cape Coral, the heart of the city is an area that is often sought-after. In fact, even the North Cape is climbing in value year-over-year. So, when I saw this attractive property just seconds from the water, you know I added it to my list to check out. With 2 beds and 2 baths, it’s an affordable property with a charm all its own, especially in how it feels like it’s in a little slice of paradise. And I love the pool! Of course, the stainless steel and granite are attractive, but this property has lots of untapped potential at a fair price.</p>
<p><strong><a href="https://www.zillow.com/homes/for_sale/FL/43589602_zpid/">Up-and-Coming in Southwest Florida</a></strong></p>
<p>Now, let’s switch over to another part of Southwest Florida that’s only starting to get more attention. In and around Charlotte Harbor, there are several areas that are possible hot spots for the future. Why is this so? Well, with Sarasota, Fort Myers, and further north, St. Petersburg, growing in amenities, people are seeking out super-affordable areas that allow access to <em>all</em> of it. And Punta Gorda is just such a place. This property is very affordable and looks well-cared for, which I like a lot. And over time, it’s possible to see substantial gains in value as this area increases in attention. And it’s near to the water too!</p>
<p><strong><a href="https://www.zillow.com/homes/for_sale/FL/47608623_zpid/14_rid/">Simple, but Upscale Living in Sarasota</a></strong></p>
<p>Finally, let’s shift gears just a little bit. This modest, but attractive condo is in one of Sarasota’s most sought-after areas. And after having visited Lido Key and St Armand’s Circle, this is an area that attracts plenty of people, but stays off the radar in Southwest Florida. This property, of course, is right in the center of it all and for a price that’s perfect. For truly living in paradise, I’d bookmark this one to tour in person, especially if you’re considering retiring to our area.</p>

										<content:encoded><![CDATA[<p>When it comes to helping people sell their homes, many of the real estate agents I talk to are always looking for advice. And that makes sense; after all, selling a home is a big undertaking, and you should always be looking for ways to improve your process.</p>
<p>At the same time, many of my clients for real estate coaching benefit from actionable, straightforward advice that immediately boosts their potential. And you can probably relate to that; why make things complicated if they don’t have to be, right? Now, if that’s the case, after decades in the real estate business and as a successful real estate coach, I have just the thing for you!</p>
<p><strong>Update Your Approach to Photography</strong></p>
<p>As a Realtor, you can’t neglect your photography. Today, with tools like Zillow, buyers are browsing homes and looking ever more closely at the photos. While you might think you’re handy with a smartphone camera, the reality is that professionals have accesses to tools like those from Adobe that can make your photos shine even more.</p>
<p><strong>Add Just a Touch of Landscaping</strong></p>
<p>Now, I understand that, as a real estate agent, you can’t simply re-do the entire landscaping. At least, that’s often not an option. But even a few flower pots near the front walkway can spruce up a property and make it more inviting.</p>
<p><strong>Make Sure You Are Accessible</strong></p>
<p>I’ve known many agents who are very accessible to show potential properties to buyers. These agents answer their phones and return calls in a timely way and are willing to go out at a moment’s notice to show a home. If you’re still struggling with this area of the real estate process, take a closer look at your system to see where you can maximize your time and efforts.</p>
<p><strong>Even a Minimal Staging can Help</strong></p>
<p>As a real estate coach, I can’t believe how many agents who are struggling to sell aren’t doing the minimal steps required for staging. Now, obviously, a full stage isn’t always possible. And I understand that. However, bringing in a few minor, select pieces, even accents, can make a property more attractive.</p>
<p><strong>Show Off What Works, Minimize What Doesn’t</strong></p>
<p>On that note, when you’re showing a property, focus in on what works. Of course, that doesn’t mean you have to totally ignore any glaring issues. But with those, you can hone in on the potential that’s offered because of those issues. Is the backyard a little drab? Suggesting the possibilities of how a new deck area might work. Is the carpet somewhat dated? Well, guess what? There might be vintage terrazzo flooring underneath, and many people fall in love with that look.</p>
<p><strong>Price Your Property Right from the Get-Go</strong></p>
<p>Finally, pricing. This is one tricky point that even seasoned agents struggle with. But you should be spending time with the data and developing a system for your area that you can apply to your pricing when you help sell a home. Wondering how you can do that? <p>Every month, we’ve been touring SWFL properties together. And during that time, we’ve seen real deals that are available <em>right now</em>, not hypothetical properties. Why is this so important?</p>
<p>When you’re buying a home, in Southwest Florida or anywhere in the country, it’s important to look at a few factors. First, your Realtor should be familiar with the trends in your area. How does that matter? Knowing the direction of your market, as well as aspects involving pricing, square footage, and others, can make a huge difference during a real estate transaction.</p>
<p>I’m also a big proponent of getting an “on the ground” look at properties in your area. By looking at many properties, and by pairing those tours up with data, you’ll be getting both perspectives. And that can mean saving considerable money.</p>
<p>So, without further ado, here are your SWFL properties for August. Let’s take a look!</p>
<p><a href="https://www.zillow.com/homes/for_sale/FL/house_type/43566479_zpid/">SWFL Properties for Affordable Investment Potential</a></p>
<p>As Southwest Florida and Central Florida are continuing to grow, more people are looking for value in places that are under-the-radar. Well… these spots are under-the-radar for now, but in the near future, that will likely not be the case. Take This property in Port Charlotte, for example. This modest home is under $100,000 and looks fairly well-cared for. On the same token, there’s room for improvement, and as more people head from the North Cape to Port Charlotte, this one could make for an interesting investment.</p>
<p><a href="https://www.zillow.com/homedetails/115-Highview-Ave-Lehigh-Acres-FL-33936/45391888_zpid/">A Well-kept Property with Water Access</a></p>
<p>Now, this property in Lehigh Acres is also an affordable choice that appears well-kept. Where can you get a waterfront property in a wonderful climate, and all for under $200,000? This area of Southwest Florida is a spot in the Fort Myers metro that’s getting more investor attention. And since that interest is only getting started, prices still remain muted, offering possible opportunities. Another factor to consider here is that you’re also only a modest drive from Downtown Fort Myers, the Cape, and ever-popular Sanibel.</p>

<p>Our final property is located in trendy Sarasota. It’s also a SWFL property that might work for a possible retirement, but in reality, with 2 beds and 2 baths, it could go either way. What I love about this one is that it’s attractive, affordable, and close to amenities. The new roof is also a factor in this one as well, and with a community pool, instead of one on the property itself, it might represent a value for someone looking for less upkeep, but a home that still hits a certain standard for their lifestyle.</p>

<p>And because the ocean plays such a unique role in Florida, many residents love to style their homes to bring a little of that inside. Now, when you’re staging a home, you’ve probably heard one big tip: stay neutral, neutral, neutral.</p>
<p>However, a small, regional touch to your property can help connect potential buyers with the property. This is as much true if you’re selling your home or even just having guests over. So, let’s take a look at 2 seaside properties and how they accomplished this task in an attractive way.</p>

<p>Okay, I have to be totally honest. This staging in Mission Hills on San Diego Bay is absolutely stunning. When you look through the photos, you’ll see what I mean. The home is an incredible mix of contemporary and classic designs that create a soft, inviting atmosphere that I can’t help but adore. As a 1940s home, the rooms come together with the perfect balance of slightly warm, plenty refreshing, and of course, 100% ocean-inspired.</p>
<p>But let’s talk about the seaside elements, since we highlighted that as a factor at the start of this article. <p>As an experienced real estate agent and investor, I can’t tell you how many properties I’ve helped stage. But having grown up in a military family, I’ve also moved around a few times myself. And over the years, I’ve helped countless clients get their next dream home, from Southwest Florida to Montana and beyond.</p>
<p>In that time, I learned a handful of methods for buying furniture that really brings a space together. And today, you’ll get to discover some of them. The best part is that these apply to just about any situation, whether you’re a real estate agent yourself or a home buyer moving into your own property!</p>
<p><strong>Mix affordable with upscale</strong></p>
<p>For many people, you don’t want your furniture choices to break the bank. However, now more than ever before, you can get a nice mix of cost-effective with upscale. For example, I like to add in many pieces from Ikea or other affordable solutions. Then for the items that get more attention or wear-and-tear, I might go for a piece or two in a higher range to add that extra touch of class.</p>
<p><strong>Go for focal pieces that add pizzazz</strong></p>
<p>On that note, I also like to recommend adding one or two focal points to your space. And this is where you can get a little quirky or different if you want. With this in mind, you can include something that creates a conversation piece, or that really wows your guests.</p>
<p><strong>Take a look at the current trends</strong></p>
<p>If you’re like me, you probably like to browse websites and magazines that cover the latest and greatest. It’s a fun way to stay informed about decorating and style, but you can also use what you’re seeing in your own home or property staging.</p>
<p><strong>But remember classic is always in style</strong></p>
<p>Still, I find myself turning to classic styles more and more to create the look I’m going for. One of the best factors about doing so is that your home always looks sharp and in-trend with the classics. Best of all, you can probably do a mix and match of current trends with traditional pieces.</p>
<p><strong>Think of your local area for inspiration</strong></p>
<p>Of course, as a real estate agent in Southwest Florida, I love, love, love to use inspiration from our local area. What does this look like? For starters, homeowners in our region enjoy mixing in bright blues and greens that reflect our incredible beaches. It’s also common to mix in ocean-related elements as centerpieces; for example, interesting driftwood or beautiful shells. What I love is that you can get local inspiration in any area!</p>
<p><strong>Don’t forget about how you’ll get it home</strong></p>
<p>As a closing reminder though, make sure you know how you’ll get your new furniture pieces home. Whether you chose delivery or have access to a truck, it reduces headaches ahead of time to know your options.</p>

As one of the area’s top real estate agents, I’m constantly reviewing property trends and analyzing the data. But at the same time, I firmly believe that it’s equally important to get that real-world perspective, separate from the sales charts.</p>
<p>And we’re discovering that Southwest Florida has properties that are not only attractive but very affordable. This is also true for the two properties we’ll look at today, which are homes that are available to you now. <p>Let’s start with a Southwest Florida property located right here in the backyard of Records Results Real Estate Offices. This attractive condo is located on the ever-famous Sanibel Island and is just seconds away from some of the best beaches in the entire world. And it’s incredibly affordable, especially for this area! Sanibel is an island oasis with properties in the millions, yet this cute condo is in the heart of it all.</p>
<p>The other factor that catches my eye is its look. While the photos aren’t bad by any means, I feel like there’s probably some additional potential lurking right beneath the surface for this one. I also love that the condo is near to the Sanibel Marina, as boating and other water sports are incredibly popular in our area. In fact, you can also walk to nearby tennis courts and the beach!</p>
<p><a href="https://www.zillow.com/homes/for_sale/FL/99719884_zpid/">Conveniently Located Southwest Florida Properties</a></p>
<p>Turning to the northern part of Southwest Florida, this property is worth a look. Priced below $300,000, it’s a new construction that was only recently added to the area. And what about this area? The Terra Ceia area is one that’s flying under the radar right now, but which is starting to gain attention. With easy access to the Skyway and metros to the north and south, this area is likely to start seeing more activity.</p>
<p>Even though both metro areas are experiencing incredible growth, this is a quieter spot that still has access to it all. Now, I’d definitely want to tour this Southwest Florida property in-person, and I always recommend doing so before making a decision. But the pictures have at least raised my interest in this property. I’d also want to consider what hidden potential might be just below the surface with this one as well.</p>

<p>In real estate, we spend plenty of time talking about interest rates and pricing trends, mortgages and property values. Of course, you also know that in my articles, we also look at other factors like decorating, rehabbing and remodeling, and more. Let’s also not forget that we talk about those extraordinary Southwest Florida amenities!</p>
<p>At the same time, there’s something that’s talked about less frequently, but that’s monumentally important whether you’re buying or selling. And that’s the moving process. So, today, we’re going to talk a bit about choosing a moving company. While you can always opt to rent a moving truck and move on your own, countless people still choose to hire movers, and there’s a number of tips to keep in mind if you’re thinking of hiring a moving company yourself.</p>
<p><strong>Read the reviews and talk to friends</strong></p>
<p>The very first place you should start your process for hiring a moving company is testimonials. By making this step your first one, you’re not wasting any time. In fact, you’re getting right to the moving companies that have a reputation they’ve likely earned.</p>
<p><strong>Check if they’re registered</strong></p>
<p>After you’ve narrowed down your list to a handful of companies, I suggest your next check should be to see if they’re registered. There are a few spots you can check up on, such as the <a href="https://www.fmcsa.dot.gov/about/contact/who-to-contact/contactus.htm">Federal Motor Carrier Safety Administration</a> for state-to-state companies. But I also like to see if they’re listed with the <a href="https://www.moving.org/">American Moving and Storage Association</a></p>
<p>Or, you can look at any other local associations for moving companies.</p>
<p><strong>Schedule a walkthrough and compare multiple quotes</strong></p>
<p>Too often, in a time-crunch, you might be tempted to go with the first company that looks good. As a real estate agent, however, I’ve seen time and time again how this can cause big problems, from plumbers to lawn care. If possible, I recommend budgeting yourself a bit more time, especially for a moving company that will be handling your possessions. Have them do a walkthrough and then compare their prices. Any reputable company should be more than willing to do this. Also check what kind of estimate they’re providing, whether non-binding or binding.</p>
<p><strong>Check out their insurance policies</strong></p>
<p>Without getting into the nitty-gritty of insurance policies, I suggest looking into this topic for each company. You are choosing a company that’s insured, right? Next, you want to know if you’re talking about full protection or a differing level of value for replacing any items.</p>
<p><strong>Read the fine print and know your contract</strong></p>
<p>Another area that we’ll only touch on right now is your moving contract. Even though it can be a chore to wade through legal-focused documents, you want to understand what the details are for your moving company. Please don’t simply sign a piece of paper with minimal details. Your moving contract should include items like your estimate, delivery dates, any extra fees, and an inventory list.</p>
<p><strong>Ask if they write up an inventory of your items</strong></p>
<p>On that note, one of the most important factors I also recommend is getting an inventory list. After all, what happens if your possessions arrive at your dream home, but something’s missing? Having everything in writing is a safeguard for your own peace of mind during a busy and exciting, yet stressful time.</p>

<p>As your source for everything related to Southwest Florida real estate and beyond, I’m regularly reviewing the data. Why is this activity so important? While the direction of any market can continue for a fair amount of time, there’s another situation at play.</p>
<p>And that’s the small details that define local real estate for a given region. At the same time, the market’s direction can change quickly. With these two factors in mind, you can understand why I like to look for small signs of possible big changes. And for springtime, we’re diving into the Florida real estate data as we get closer to the busy summer season.</p>
<p><strong>March Florida real estate values increase year-over-year</strong></p>
<p>It’s a story that we enjoy telling throughout our state… Florida real estate values have continued to strengthen. And the March data is showing that this is still the case. Average and median sale prices went up about 8% compared to this month last year. But this is only part of the picture.</p>
<p><strong>And homes are selling a bit faster</strong></p>
<p>While the median time-to-sale data isn’t everything, it’s an interesting indicator for our SWFL real estate market. As we entered springtime, we saw this number click down slightly. Now, 92 days on the market to 85 days on the market isn’t the biggest signal. But at nearly an 8% decrease, it’s one of those changes that I note to follow up on in following months to gauge market momentum.</p>
<p><strong>A decrease in inventory levels into the summer months</strong></p>
<p>One area I like to hone in on is the new pending sales data and the new listings data. Both of these show a slight downtick from this time last year. You might recall that people were already calling it a seller’s market back then, and now, with the increasing value, we’re seeing plenty of interest throughout the state.</p>
<p><strong>The SWFL Market Cycle and the Month’s Supply</strong></p>
<p>Still, one of the most overlooked indicators in real estate is the month’s supply of inventory. To put it simply, this data represents how long it would take to completely sell the existing inventory of homes if no more were added. So when this number drops from the previous year, you know I pay attention. As a seasoned real estate investor, I’ve used this data point to determine whether a market is consolidating for even more growth or waning as it shows signs of weakness. With our months decreasing over 7% from this time last year, my eyes will be glued to this number as we enter summer.</p>
